Eventual vehicle access is vital with these blocks because in my eyes it must be done correctly in order to create a gradual incline that even the most novice driver could easily navigate when they come to visit you. I have discussed 10 Rowley Street at length with Gary and he has explained there are many options here. The first is to use the existing driveway which comes off the end of the culdesac and down a ramp before eventually turning left into the block (see pictures). The second option which Gary explained is that he could easily build up the ground level on the corner of the block where the culdesac is and build a nice gradual 'S' shaped driveway that slowly comes down to the block and one of the possible building sites for a reasonable price. This option could also save you money as it is shorter than the first.
He has also assessed that the new requirements for the BAL fire risk rating would not be a hurdle here because even though the block is healthily treed with Wondoo and River Gums, they are not too dense and would most likely give a low fire risk rating when compared to other blocks on the market. Keep in mind that this can also reduce building costs because the BAL rating can directly affect the minimum requirements for building materials used. He also explained that while a concrete slab home is possible here, if the buyer chose to build a pole home the site costs could be as low as $45,000 depending on the size!
Features of the block include fencing almost all of the way around and the majority of it is in good condition. Some of it would require some TLC if you want to keep in animals though. Power, water and phone are all available close by from Rowley Street.
