What's around Sandridge Road

Rural Property description

“Melaleuca Seaside Retreat”

The Location

Mitchells Island is a popular holiday location in the Mid North Coast. It is the largest of several islands in the mouth of the Manning River. It is roughly triangular in shape and has an area of approximately 130 km2 (50 sq. mi). It is bordered on the north by the main channel of the Manning River, on the southwest by Scotts Creek, and on the east by the Pacific Ocean. The ocean edge extends from Old Bar in the south to Harrington to the north.

The property itself is located just off the small village of Manning Point directly across a 10 km ocean sandy white beach. It is approx. 1hr (57 km) north from Forster and approx. 25 min (30km) east of the large country town of Taree. It is an easy 4 h (338km) drive north from Sydney CBD and approx. 2.5 hours (192 km) north from Newcastle CBD.

The Property

The improvements on this 86 acres (35 Ha) property consist of a spacious 4 bedroom Australiana homestead, 3 guest cottages (1 x 2-bedrooms and 2 x 1-bedroom), an office building with two large sheds, a tennis court and a 12m swimming pool.

There are also stables with 3 inside stalls and 2 outside boxes and a mezzanine level, and fully fenced paddocks including a round yard and a 20 x 60 arena. The rest of the land is native forest, established pastures and wetlands and includes a timber plantation (approx. 6,000 trees) accredited under the Timber Plantations Harvest Guarantee Act 1995. Most importantly, the property has nearly 100,000 litres of water storage providing plenty of water.
The generously sized gabled homestead has ducted full reverse cycle air conditioning heating and includes 4 bedrooms, a study or media room, a rumpus, a family room, a large kitchen with pantry and meals area, and a combined lounge and dining that opens up to a wide wrap-around covered veranda. The master bedroom has an ensuite and a walk-in wardrobe. This large and comfortable home with 3m high ceilings is complemented with a 4 car garage under the house and a large side shed.
The three cottages are constructed from western red cedar and have red iron roofs to create the atmosphere of a country cabin. Each has a large timber deck with spa pool and gas BBQ. They are self-contained with laundry and fully equipped kitchens that include a stove, microwave, fridge and dishwasher. They contain wood fire heaters and reverse cycle air-conditioning. One of the cottages offers disabled access.

The cottages are set at approximately 100 m from each other in a bush setting providing privacy and tranquillity to guests. They are each about 300 m to 350 m easy access to the beach along a boardwalk that traverses the pristine wetlands.

The Business

The accommodation business is well- established with a great reputation and substantial repeat custom. The natural bush setting, the proximity to a 10km stretch of near secluded beach and the fully self-contained accommodation on offer translates to an attractive offering. The cottages cater for families, horse lovers and pet owners, the elderly and the disabled as well as couples looking for a romantic getaway.

The business is very easily run by two owners and is currently turning over an average of approx. $73k per annum on near part time basis as a lifestyle choice. The turnover is consistent and provides a modest income for a couple looking for a wonderful and peaceful lifestyle but there is scope for further growth in income with the potential for additional cottages.

The Offer

The freehold and the business are on offer as is on walk-in/walk-out basis including the content of the cottages and everything needed to run the business. The owner is only retaining the homestead content.

The owner is committed to moving after a hand over period and all serious offers will be considered. Please contact us to arrange an inspection.
