What's around East Calgardup Road

Rural Property description

“Simply Stunning Classic Margaret River Quality!”

One of the defining appeals of the Margaret River wine region is its ability to combine country charm with quality assets, whether natural or produced and this property illustrates this superbly. Privately located just 15km from the Margaret River town-site is this 61.2ha property with its own wealth of natural and created assets.

This undulating land offers captivating stunning vistas and is located at the end of a pretty country road. Surrounded by beautiful gardens and sweeping lawns, a 1923 Group Settlement home perfectly positioned on the side of a hill, offers more than comfortable living.

Externally clad with Weathertex and cedar doors and windows, the simple, rustic external character of the home belies the extensive internal renovations. Original internal walls have been removed to combine living and dining areas with a modern gourmet kitchen. With high ceilings throughout, the living areas have retained the rough-sawn wide jarrah timber floorboards and enjoy air-conditioning and a wood fire to create a comfortable and light filled ambiance.

The gourmet kitchen is tiled with underfloor heating and has stone benchtops, an island with built in bar fridge, a Belling stove with gas hobs and 2 electric ovens, an Asko dishwasher, walk-in-pantry and a bank of picture windows offering breathtaking views over the vineyard and dam beyond. The bedroom areas also enjoy jarrah floorboards and high ceilings and both bedrooms are large with spectacular rural views. The Master bedroom features French doors that open onto the veranda and benefits further from a skylight, study nook and dressing room. A modern sleek and spacious bathroom offers a large shower, vanity, under floor heating and heated towel rail, and there is plenty of storage in the oversize laundry plus in the mudroom rear entry. Ample outdoor living is providing by verandas on three sides.

The Vineyard:
The driveway access to the vineyard is past the machinery shed which then leads into a Poplar-lined laneway that runs between the vine blocks and leads down to the powered dam sitting at the central foot of the vineyard before continuing on the other side of the hill leading to the other vine blocks. First established in 1997 with the majority of planting in 2000, and a small area grafted in 2005, there is a total area of 14ha of the premium varieties for Margaret River wine production. The immaculately maintained vineyard has been fenced with roo fencing and fully reticulated and boasts Cabernet Sauvignon (2.64ha), Sauvignon Blanc (4.16ha), Chardonnay (3.66ha), Semillon (1.59ha) and Shiraz (1.96ha) varieties with consistent quality of fruit resulting in contracts with premium Margaret River labels, one ongoing to 2017 vintage. The vineyard is serviced by 3300sqm run-off dam and has a QA management system in place. Plantings are in rows 3.5m apart with 2m spacing with an average annual production of approximately 70 tonnes. The vital piece of information here is that Xanadu Margaret River have the fruit under a purchase contract that includes 2016 and 2017 vintages, at high $ per tonne rates. This goes to some way to explaining that this vineyard is well sort after, with a history of this also. As a purchaser your path forward is to either manage this yourself or have it managed by one of the many managers in the region.

Additional property assets:
• Massive 1.8ha body of spring-fed water offering options for further use
• 25ha (approx.) of well maintained, quality pasture fenced into 3 large paddocks
• 15m x 10m lockable machinery shed with loft and bunk-house accommodation with kitchenette, shower and toilet.
• Large rainwater tank with 2 overhead tanks
• Diesel bowser
• Price includes Plant & Equipment ? refer to selling agent.
