“Three Adjoining Original Settlers Cottages just Brimming with Character - UNDER CONTRACT!!”
These three original symmetrical, four roomed cottages (with later additions at the rear are said to have been built circa 1870) which is re-confirmed in the then Onkaparinga Council Heritage Survey and prepared by the South Australian Centre For Settlement Studies 1983?I.e?in 1894, three separate cottages were listed for this site (two on quarter acre lots and one on a half acre lot).
By further explanation these cottages were built to accommodate the miners in the short lived mining booms. Prior to 1869 and more so in the early 1880?s. The stables at the rear (now on a separate title as a residential home) were built later. The cottages were then used as coach drivers accommodation together with the stabling, the coach service between Woodside and Adelaide; in conjunction with the Coach Station and Head Office (stabling too!) on lot 4 in the main street of Woodside?corner of main street and Langbein Avenue Woodside. This said arrangement was also associated with Cobb and Co.
Today the cottages are in relatively good condition, connected to mains water, CED and also offering roof and gutter upgrades in recent times. The front lounges have an open fire place, there are two double size bedrooms, kitchen, eating area, an enclosed sunny lobby area, and together with laundry and bathroom facilities.
There is also ample room for private garden for each cottage, a big backyard for the cottages to enjoy and three carports with an overall measurement of 5.5 meters x 2.5 meters each. It is also noted that a French drain has been placed on the ?top side? of the property, right around the back area and out onto the road on the "bottom side".
The stone on the front of the buildings is in fine condition, complete with keyed stones over the windows and front door entrances (voussoirs). The front garden extends along all three cottages certainly enhance the amenity.
The very real current rentals have been up over $200 per week per unit with some refurbishment upgrades, the rents could be increased to $220/$230, and further renovations would see the rental yield hit approximately $250 per week per unit. In summary, even at $200 per week on each unit, the rent returns are very good at approx 6.3% (certainly for residential property).
Just a short walk to the main street, schooling, shops and amenities and only 30 minutes to the city. This fine investment opportunity should not be overlooked.
