‘Wyaldra Park Homestead’ is an ideal 38 acre farm, with a four bedroom home situated on a hill which has a wonderful outlook over the farm and surrounding countryside. The house is set in an established garden with an in-ground pool and good shedding. The farm is mostly level and features a set of cattle-yards and outstanding water from both a bore and a well. Situated just 28km north of the thriving tourist destination of Mudgee, this small farm ticks all the boxes.

The house is a four bedroom weatherboard and fibro building with an iron roof. Situated on top of a hill at the north end of the farm, being the old home for the ‘Wyaldra Park’ farm. It features two good sized living areas, the main one with reverse cycle air conditioning, a slow combustion heater and a fireplace, and the second with a fireplace. The kitchen boasts floating floors, a Belling fan forced oven and cooktop with range hood. Three of the four bedrooms have built-ins and the bathroom has a separate WC. An enclosed sun room/sewing room is located at the north of the property and there is a solar hot water system and 1.5 kW solar panels supplementing the power supply.

This is all set in an established garden with good trees, including fruit trees. A large in-ground pool looks to the south over the farm. Conveniently the outside laundry has another WC and a shower and there is also a store room.

All the farm shedding is connected to electricity and water including a very large open shed with a concrete floor, suitable for parking large trucks or a bus. There is a good sized lock-up workshop and within it a secure compound which includes an in-ground gun-safe. There are a further two lock-up storage sheds with good shelving. Other structures include a woodshed, two dog runs and a chook yard.

The farm is principally good, level farming and grazing land, with a hill in the north where the house and outbuildings are located. It is fenced into four main paddocks plus a house yard, with all fencing hinged joint and in good condition. It has all had regular fertiliser applications and there is a 200 tree olive grove. There is a good set of steel cattle yards, including a crush and a loading ramp.

Water is a real feature of this property. A well provides soft water, delivered via an Onga electric pump to a tank by the house, which is then pumped through a sand filter up to a high tank which provides gravity fed pressure for the house. This tank overflows to another high tank, which gravity feeds to water troughs in all paddocks and the front garden. There is also a bore, equipped with an electric Onga pump. This is hard water, however it pumps to a dam where it is shandied with rainwater, then pumped up to a tank where it is used for the back yard. Neither the bore nor the well have ever run dry during the current owner's 29 years on the property.
