The Cattle Farm
Emerald View is an affordable 96.4 hectares or 238 acre rural lifestyle property in the historic Grandchester district that amazingly has been held in the one extended family for the past 147 years. Of interest, the family cattle brand (HRO) was the 5th registered cattle brand in Queensland. Owned throughout that time by the Rafter and McLaughlin families, the cattle farm comprising 6 lots on 4 freehold titles is being sold now to finalise the family estate. Offers prior to the scheduled Public Auction on Friday 5th May in Brisbane are strongly encouraged by the current family owners.
Since Day 1 Emerald View has been an ideal farm for grazing - initially a dairy farm but operating as a cattle property since 1968. Emerald View is ideally located just 75 kilometres or just over an hour from the Brisbane CBD. Ipswich is less than half that. Importantly Rosewood, being the western extremity of the electric train network, is just 12 minutes away. Both rail and school buses connect Grandchester with Rosewood. Spicers Hidden Vale Resort and its renowned Homage restaurant are literally 5 minutes up the road.
There are more than 40 acres of fertile alluvial creek flats that have previously been cultivated. Importantly around 70% or over 160 acres is cleared. The balance of the country is steeper slopes which are timbered, which offer good millable timber like spotted gum and ironbark. Soil types are fertile black soils on the flats and mostly brown clay loams on the balance.
The Home
The comfortable house, first built in 1966, raised in 1987 and extended and renovated only 6 years ago, has wide wraparound verandahs on three sides with pleasant outlooks over the farm. These areas are ideal for meals, a drink or three and when entertaining in all seasons. Internally the timber fireplace is a feature and warms the majority of the home. There is a large reverse cycle air conditioner downstairs and the three bedrooms upstairs all have ceiling fans.
Water
Water for both the livestock and the home is well catered for. Seven dams are distributed evenly over the 238 acres. The equipped windmill pumps at approximately 100 gallons per hour, which is pumped to a nearby tank & gravity fed to a nearby trough. Approximately 45,000 litres of rainwater for the house is collected by three nearby large tanks, one of which supplies the house directly.
Farm Improvements
The working farm is well improved with two steel framed sheds (both with power and lights) and a large machinery and hay shed. A laneway leads to the timber and steel cattle yards with cattle bail and steel loading ramp. The vast majority of fences and gates are in sound working order.
Other Points
Other key points for Emerald View are the sealed road to the property and notably, a large elevated and level house site with beautiful mountain and valley views. This is a quiet and peaceful valley.
This affordable property is ideally suited as additional grazing land, a permanent residence, second home or as currently, a weekender.
Emerald View is a quiet lifestyle cattle farm close to Brisbane and Ipswich that is going to be soldthe family have made the decision!
To recently quote Mr. McLaughlin (Snr):
