'Boori Boori' comprises 167 acres and everything at the property has been developed with a great deal of care and consideration given to the land and environment, creating a sustainable foundation that can be further developed if desired. The Wallamba River forms a natural boundary on the eastern side of the property for approximately 1.3km. In addition to the studio there is a large four bay shed. Two bays provide storage for farm equipment and the other two bays include two bedrooms and a living area with a slow combustion heater. Next to the shed is a relocatable building, comprising four bedrooms and four bathrooms which is used for guest overflow accommodation.

All of the buildings are powered by an off-the-grid solar system (20 panels and 3.3kW with battery back-up). The system has been designed to be expandable in the event a house is constructed in the future. A power board is set-up in the paddock as this was part of the overall plan for the property. An on-site waste management system processes all waste water and then pumps it out to a reed bed for absorption and dispersal. A yagi antenna provides mobile service at the shed.

The property enjoys excellent water security from 4 dams, the Wallamba River and a semi-permanent creek near the entrance to the property. There are also three large water tanks at the shed and studio. A pump on the river takes water up to another tank on the hill. From here the water is gravity-fed to troughs around the paddocks for stock water. Other improvements include new cattle yards, a cattle crush, and large sections of new fencing. 'Boori Boori' is currently running 25 cows and calves which could be increased with further pasture improvement.

This labyrinth is certainly a very special and unique feature of the property. The labyrinth is a non-denominational, spiritual tool for self-inquiry. It is a symbol of sacred space and walking the labyrinth is mindful meditation in action, helping to connect you to Mother Earth. There is also a meditation deck built in a lovely location up on a ridge with fantastic views of the property and the surrounding valley.
