“Maureen”

"Maureen" is a magnificent, large scale rural property located at 1447 Terreel Road, Wards River, 30km south of Gloucester. The property was originally auctioned by the AA Company in 1912. The current owners have been at the property since 1989, for over 32 years. During this time they have not only run a cattle operation and significantly improved the pastures, but also established a native hardwood timber plantation.

"Maureen" is impressive in its size comprising 1,270 hectares or 3,138 acres (approx). From north to south the property extends almost 6km and includes a large frontage to beautiful Mammy Johnsons River as well as the Greenhams Creek and Howes Creek Valleys.

The property comprises two lots:
o Lot C/160308 - 536ha; 1,324 acres
o Lot 1/198490 - 734ha; 1,813 acres

The Homestead
The charming and original, 4-bedroom homestead is built out of Rosewood planks, all hand dressed, by Rae Duff in 1930. At one time the residence was also utilised as a schoolhouse accommodating 13 local children. It enjoys a northerly aspect and is set in an elevated position with wrap-around verandas to take in the tranquil views over the property. A stone wall cradles the house and its established gardens on three sides and makes a great impression on arrival. The house retains many original features including the beautiful rough, hand sawn timbers. It comprises a large sitting room, generous open plan kitchen/meals/family with slow combustion wood fire, bathroom plus a shower and toilet in the laundry. Behind the house there is a large open bay machinery shed and workshop.

Water Security
The property has a 3.7km double frontage to beautiful Mammy Johnsons River which provides an excellent source of permanent water. This is bolstered by 7 permanent dams, Greenhams Creek and Howes Creek. In addition, there are 3 gravity-fed troughs and 5 seasonal dams. The river also offers some wonderful swimming and fishing holes as well as secluded picnic and camping spots. The property's water security is assured, with ample water available for stock and domestic purposes throughout the big drought of 2019.

Pastures
"Maureen" has over 400 acres of cleared, improved pasture - well established with a combination of clover, kikuyu, perennial rye and seteria on the ridges. Most of the grazing land is flat to gently rolling. There are approximately 50 acres of river flats as well as other sections of flat riverside grazing. The river flats have had regular soil tests and when necessary have had applications of calcipril, single super and lime.

Carrying Capacity
The current carrying capacity is estimated at 140 cows and calves from approximately 400 acres of prime grazing along the river, creeks and flatter sections and ridges. This figure can be significantly increased if cattle are allowed access into the plantation and forested sections of the property. The current owners have been running Droughtmaster/Charolais cross cattle which do very well on the property.

Paddocks/Fencing
Generally good boundary fencing. In the past 20 years most of the boundary fencing has been upgraded, with the eastern boundary re-wired after the Howes Creek fire of 2019. Property is divided into 14 main paddocks.

Plantation Timber
The planation was established in 2000 with 132ha (326 acres) allocated to native Australian hardwood comprising Blackbutt, Spotted Gum, Flooded Gum.
Access around the plantation is excellent, facilitated by a network of well constructed tracks and trails.
The timber veneer at the Melbourne Exhibition Centre was made from Spotted Gum harvested at the property.
There are no contractual obligations with the timber - it is yours to manage and harvest as desired.
