Rural Property description

“Cormiston Farm”

Cormiston is the closest farm to Launceston on the West Tamar. Riverside housing is at the end of the driveway.

Comprising approximately 52 hectares (128 acres), situated in the popular semi-rural area of Riverside. The property is located approximately 5km from the Launceston CBD, along the West Tamar Highway. A short (approx. 5 minute) drive to the Woolworths Riverside Shopping precinct, doctors and Windsor Park Medical Centre. The farm is serviced by Launceston Fire, Police and Ambulance services. The property is not visible from Cormiston Road.

Cormiston Farm has an established history, having only two owners since 1824 and has been
owned through seven generations of one family. The property grew flood irrigated hops around the turn of the century, dairy cows between 1962-84, beef cattle between 1984-2002 and currently the property is being utilised for horse agistment and hay making. At present, Cormiston has 25 horses on agistment.

The easterly facing slopes and cool climate would be suited to grapes, which Launceston's Tamar Valley region is renowned for.
Endless possibilities and opportunity for farm gate/cellar door/hospitality enterprises exist (STCA).
Cormiston would be perfect for growing berries under tunnels with 100,000 people living in the local area and plenty of labour available. The Metro bus service stops at the farm driveway entrance every hour or so. Rural storage would also be an allowable business under the Rural Resource zoning (STCA).

Cormiston has single and three phase power connected and every paddock is supplied by town water. Cormiston Creek runs through the property, with a major spring supplying water all year round, allowing for potential irrigation development and very efficient drainage in a wet year.
