"Precinct 4C
Precinct 4C comprises two cells; one to the immediate south of Stakehill Road; and a line of
Rural lots to the west of Fletcher Road.
Precinct 4C differs from Precinct 4A as land to the immediate east is not identified as performing an urban function in the short to medium term (within the life of the Strategy). The transition of lot densities which justified the Special Residential development to the east of the ridgeline in Precinct 4A is not applicable in this situation and an overall lower density development is recommended.
Subdivision of land within Precinct 4C should be determined by the need to protect natural bushland and other landscape values while minimising impacts on wetland areas. A minimum lot area of 1 hectare is recommended. A 40m landscape buffer strip implemented via setback control is proposed along Mandurah Road to protect the viewshed."
