Olmo is a well-regarded and productive grazing property situated just 19 km from the cool climate regional city of Armidale. Lifestyle conveniences include mail delivery, a school bus service to the front gate and bitumen road frontage. This property (held in the family for 60 years) has benefited enormously from a long term commitment to regenerative management practices

The property has been fenced into 38 paddocks to facilitate time-controlled rotational grazing. 15,000 native trees and shrubs have been planted and two old growth remnants fenced off to provide a mosaic of diverse habitat throughout the property, enhancing biodiversity, improving livestock production and providing significant shelter for livestock. Five farm dams have been fenced off and planted out, improving water quality for stock and offering a haven for native birds, mammals, beneficial insects and reptiles.

The structural improvements on Olmo include a graceful four bedroom homestead which features high ceilings, an open plan kitchen/dining area, a large lounge room, separate sitting room, office and two bathrooms. The large bedrooms are all fitted with built-in wardrobes. The house is nestled in a protected and private setting and an elegant bull-nosed verandah wraps around the house on three sides. Further accommodation is supplied via a three bedroom cottage which presents in basic condition. The working improvements include a four-stand electric woolshed with attached sheep yards where a triple drenching race, draft yard and force are under cover. The steel and timber cattle yards are in good working order and are fitted with a vet crush.

Water is a feature of Olmo, with reliable reserves of high quality water for livestock. Water is supplied from numerous sources including Tom's Gully and Two Mile Waters as well as numerous purpose-built dams with scale positioned in strong catchments. A large spring-fed dam is equipped with a solar pump to deliver water to a 55,000 L storage tank, which reticulates water under gravity to a network of 24 troughs throughout the property.

Historically both a self-replacing sheep flock and cattle herd have been successfully run on Olmo. Cattle only have been carried on the property in more recent times. The property is estimated to carry approximately 440 breeding cows or 6,600 DSE as an average level of production. Olmo is very conservatively stocked at present: the new owner will benefit from the abundance of grass on offer.

Olmo comprises a range of soils including basalt, trap and granite. Perennial pastures have been planted over time with the property currently comprising a balanced mix of native and introduced grass species, clovers and forbs.

The property has been thoughtfully managed and developed over a lengthy period of time to promote a wide variety of pasture species, excellent ground cover and significant biodiversity with plentiful reserves of clean water.
