Rural Property description

“Hollybush Cottage - SOLD”

The Location

Woodend is a historic town located in the Macedon Ranges about one hour north west of Melbourne (70 km) and about one hour south east of Bendigo (82 km). It is easily accessed via the Calder Freeway and is centrally located among the popular outlying tourist towns of Kyneton, Trentham, Macedon and Newham. Woodend has a long history dating back to the days of the gold rush of the 1850s, when it was a service centre for people on their way to the goldfields of Bendigo and Castlemaine. Today, this modern rural town with its cosmopolitan cafes, bookstores, art galleries and an eclectic mix of old and new wares is the perfect base to explore this beautiful countryside region of Victoria, which boasts a significant collection of wineries, regional parks and the famous Hanging Rock Reserve with its landmark rocky volcanic formation, around 100 metres in height. The town is also the host of the increasingly popular Woodend Winter Arts Festival, which last year drew more than 5000 visitors over the Queen's birthday week end.

The Property

This fine rural land has an area of approx. 4 acres and is lightly wooded. It is located just outside the town centre in a quiet and peaceful location at about 4-minute drive from the Woodend train station via an unsealed road. The long driveway to the house is accessed via an automated front gate. The property is improved by a comfortable homestead, known as Hollybush House and a guest cottage with double carport, known as Hollybush Cottage as well as a chook shed, float parking, stables, tack room, work shed, wood/hay shed, a dam and water storage tanks with 40,000 litres capacity.

Hollybush House is a 3 bedroom weatherboard home with front veranda and a wide welcoming entrance hall with timber flooring which leads via French doors to a large open plan living area. This inviting carpeted space consists of a lounge area, a dining area, built-in book shelves and a tiled country style kitchen with walk-in pantry. Large picture windows overlooking the surrounding gardens bring in light and pleasant views and a wood fire chimney keeps the place warm during winter. The bathroom and the separate toilet are conveniently located next to the bedrooms, two of which have BIR, and there is a good sized laundry that leads to an undercover porch area.

Hollybush Cottage is a 3 bedroom timber attic-house currently operating as a self-contained, pet-friendly guest house. There is one bedroom downstairs with a double bed and a walk-in robe, a fully equipped kitchen and meals area, a large laundry and bathroom, and two spacious and separate living areas. The main sitting area has a stone feature wall and a central wood heater for crisp winter nights whilst the second sitting area has the TV unit for entertainment. There are two further bedrooms upstairs, one with a double bed and one with bunk beds that can sleep 4, and a multipurpose area overlooking the main lounge. There is also a colourful play room that adjoins the bunk room for kids to enjoy. Overall, the cottage is spacious, light filled and cosy. Outdoors, there is a generous fenced in area with a large veranda, sand pit, climbing frame and basketball net as well as BBQ facilities at the rear of the cottage. To cater for the 4 legged guests, both the cottage and the homestead are fenced off within approx. 1 acre to allow free roaming. Also, horse owners are welcome to bring their horse for ajistment on the next property whilst staying at the cottage.

The Business

The business has been successfully operating in its current model as self-contained guest accommodation for 7 years. It caters for families with children looking to experience rural living, pet lovers, horse riders and couples or groups looking for a base to explore the surrounding region and towns. The business has a very good reputation with excellent reviews on Stays and it was judged a finalist in the excellence in accommodation category of the Macedon Ranges Business Excellence Awards 2007. The current tariff is $250 per night for up to 4 people then it is an extra $40 per adult or $35 per child per night. Its current annual gross income is approx. $40k.

The Offer

This is an opportunity to acquire a lovely rural retreat located a short one hour drive from Melbourne in a charming town with the added benefit of a second income or extended accommodation for family and friends.
