Rural Property description

“30 Acres with light filled Home + BnB option.”

30 Acres with light filled Home + BnB option..

Looking to escape to the country and enjoy an active healthy lifestyle on a sustainable, environmentally friendly property with income producing potential? And close enough to the city to commute for work or even use as a country weekender?

NOORLA : 30 Acres with spacious, airy light filled Home with supplementary income options.

This property has been meticulously set up to be environmentally friendly and sustainable. Detailed information and instructions on the infrastructure can be provided, making it very easy to maintain and manage, able to be locked up and left when convenient.

The Home

The design brief to the architects was to create a home that was part of the landscape with minimal "footprint", a flexible floorplan, and windows to bring the views in. The result is a naturally sunlit home, built into the side of the valley. The home has two independent levels. Parking and garage are conveniently close to the upstairs entrance and the main living area. A lower level drive and parking facilities serves guest suite. This timeless home is embraced by a wide all-round veranda which includes an extra wide outdoor living and dining area with delightful garden and valley views. This is a magical spot for entertaining or watching for echidnas, kangaroos, blue wrens and black cockatoos.

The main living is on the first level with a spacious floorplan and walls of windows framing breath-taking views of the established trees, hills and valleys and consists of a huge kitchen with cupboards and pantry, an enormous open plan sitting and dining area, with both combustion heater and air conditioner, a main bedroom with large built ins, a family bathroom and a large second bedroom or office with easy wheelchair access. Off the lobby is access to the mudroom, laundry, and a second guest toilet.

Downstairs are guest quarters with a kitchenette, sitting and dining area, bedroom and ensuite, making it an ideal teenage retreat, parent accommodation or B&B. There is also a large storeroom which can be used for workshop or studio with the flexibility to be incorporated into more living space for a larger family or for the guest accommodation.

The Garden
The bountiful garden is almost totally irrigated, beautifully landscaped and includes an orchard, vegetable garden, chicken run, and many shady picnic spots. There's a wide variety of native plants designed to bring in a huge array of native birds. It has hosted several wedding groups, visitors to the Fleurieu and an art group enjoying 'en-plein-air' days.

The Farm Land
It features multiple paddocks currently used for fattening steers for market, with traditional black Ashbourne clay on the creek flats producing up to 20 large bales of hay for winter fodder and summer grazing, while the large top paddock facing north- west provides good grass cover in winter. There's a set of cattle yards, 2 dams, large north-western facing paddock with incredible views over the valley and Lakes Alexandrina and Albert.

Water and Power

The property is completely self- sustaining for water. The household is provided by rainwater collected off the large roof area, which is then pumped up to a higher storage tank and gravity fed downhill to the house. The garden and stock troughs are supplied from a well in a lower creek paddock fed by an unconfined aquifer which is pumped up using solar power to holding tanks higher up and gravity fed by an underground pipeline system. Rainfall is 800mm av/per annum. The septic system with sand filter tank provides water for the orchard. Fruit trees include apple, apricot, cherry, lemon, peach, fig, mulberry, plum.

Electricity and telephone share an undergrounded cable to the living area. Satellite internet communications is a available as well as from Telco's.
