Expressions of Interest closing 3 December 2025 USP - Price Guide $1.75M to $1.85M
A property which is very well situated (also closely linked to the Upper Sturt Road), offering a very convenient 18 minutes to the City via Crafers Freeway or the Old Belair Road.
Picturesque undulating to part steep country offering wonderful open views over the property and the surrounding countryside.
The land is dotted with gums, young gums to majestic gums, a good number being well over 300 years old. There are two main paddocks, fully fenced, being approximately 10 acres in total, clean open country for horses.
The land extends down to the centre of river sturt which offers crystal clear year-round running water and deep pools (which could be pumped from) and there are two waterfalls within the legal boundaries.
The river is Willow lined, once again magnificent gums, native trees, including mature Blackwoods, Cherry Plum, also remnants of the old pear orchard, further up on the land plus a Californian Redwood.
Water supply to the property is sound with mains water, two dams (one dam is shared 50/50 with the neighbour), however two dams hold year-round water. Home of the Eastern long neck turtles. One could also pump from the Sturt River (riparian rights) by reconstituting the pump from a three-phase pole (this would need renewal consent). The river water is pristine, 'hosting' brown trout. The family picnic area nearby, home for the Brown Bandicoots.
The 3-bedroom home embraces wonderful views further complimented with a verandah along the entire front. The rear of the home also has an 8-metre-wide undercover parking area, right along the entire rear. Furthermore, there is also two extra undercover sheds plus a separate fully lined studio.
The kitchen offers handcrafted solid timer cupboards, serving bench, 3-year-old Enviromaid dishwasher, Westinghouse 4 hot plate stove and a walk-in pantry. The kitchen, family eating area and the lounge are all linked creating a significant open space. There is also a slow combustion log fire in the lounge. The hallway links to the laundry, bathroom and the three bedrooms.
The split air conditioning system being a 7.5Kw Teco was installed September 2025. Importantly the residence has a new power board, the whole residence has been rewired and there are three hard wired smoke alarms.
A property with strong links to very early settlement.
Winston's Rest was named after a well known well liked legendary figure, who once walked the district, said to have had a thoughtful gaze and nearly white blond hair.
Today enjoy the lifestyle, 20+ acres now certainly a rarity in this area, wonderful year-round views and just a short drive into Adelaide via Old Belair Road at Crafers Freeway.
06 May 1893 - THE TOILERS OF THE HILLS
Long ago, before the Sturt Valley Road, as we know it, there was a rough track that passed over the Sturt Valley's saddle, primarily to transport produce from the region to market. The southern side of this ridge track was somewhat treacherous, identified in THE TOILERS OF THE HILLS (Supplement to the South Australian Register - May 6, 1893) as "Dray drawn by bullocks would occasionally capsize when navigating the steep ravine". Also cited, one of the district's pioneers, Mr Coat senior had a "silver-lead mine…worked on his property ... by Messrs, Kindermann & Moss, of Adelaide, and although good samples of ore were obtained it shared the fate of too many other industries of a kindred nature".
Both features are on this property.
