The property is freehold and zoned RU1 (Rural). The Cooma-Monaro LEP allows for a residence to be constructed on any lot of 80 hectares (200 acres) or larger, subject to the usual requirements and approvals. The land has over 1/2 km of frontage to Shannons Flat Road and there are no rights of way or easements (i.e. nobody else has access through this property).
The land rises from around 1100m above sea level along the road boundary to over 1300m over the wide ridgetop. It gets several decent snowfalls most winters. It is mostly natural mountain bushland with approx 20% open grassland in the lower, flatter section of the property. These are mostly natural high country grasses. There are minimal noxious weed issues.
The surrounding area is horse 'heaven' with a nearby stock horse stud and many properties in the area set up for horses. There are many tracks across the property which would be superb for trail riding once tidied up.
It is just 25 mins drive to Cooma, 30 mins to Adaminaby, and an hour to Tharwa (southern edge of Canberra) through the Namadgi National Park. Power and phone lines cross the property.
For those prefering renewable energy, there are plenty of north facing sites that would suit solar and/or a wind generator. There is enough firewood for many decades.
Back in the 1950's the block was used to harvest quality firewood. And generations ago, many of the mature trees were ring-barked in an effort to clear the land, but these are still standing as noone came back to remove them. Most have since grown back around the original ring-barking attempt. Varieties include snow gums, black sallee, redgums and many others.
There is plenty of wildlife running about with wedgetail eagles soaring above. Vulnerable and endangered species are found in the vicinty and could be present on the block.
Eucalyptus oil has been successfully harvested in the area and the opportunity for a similar venture would not be unrealistic given the number and variety of gum trees.
There are many options for the home site: large cleared areas, semi-open gullies, secluded plateau areas on the ridge top. Or just put up a completely private bush hut to get away from the world or for bird watching, art studio, etc.
