The property comprises 24.68 hectares or 60.99 acres on two titles in the Snowy Valleys Council area. Access is from the sealed Jingellic Road approximately 10km from the township of Tumbarumba and 110km from the regional city of Wagga Wagga.

Tumbarumba is becoming one of Australia's most sought after wine regions regularly receiving accolades for both Sparkling and Table wine nationally. Tumbarumba has a community actively promoting the tourism attributes of the region and is only 50km from the Selwyn snowfields, you can live here, enjoy views of snowy peaks and day trips to the snow.

The home built in 2008 is Tuscan in style with terracotta floor tiles and exposed beams in the living area. There are four bedrooms, main with ensuite, a family bathroom, formal dining and a large open plan kitchen living space, that opens onto a large entertaining deck. The home is heated by a Jotel wood heater that can be an open fire or closed, from which air is ducted to the living space.

This home is set in an easily maintained park like setting that is bounded by an irrigation dam with boardwalk and vineyards to the south. Below the home is a Tuscan style cellar door function centre with seating for 40 people and kitchen. The current owners are prepared to provide a working handover for buyers keen to maintain or expand cellar door functions.

Water is secure with a fully equipped bore for stock and domestic use and the spring-fed irrigation dam provides for the vineyard. The long term district average annual rainfall is 995 mm per year.

The vineyard irrigation pumps are electric and pump at 3lt. second. The vineyard irrigation is divided into 9 blocks with pressure compensating drippers at 4lt/hr for 4 hours/block. The vendors usually only irrigate twice each year.

Adjacent to the home is a steel framed shed, with space for three vehicles, and two lockable bays either end for safe storage which is approximately 18m x 6m. Farming infrastructure includes a large 6 bay steel shed with sliding doors and fully lockable. There is one bay for wine storage, one bay for workshop and four bays for machinery the shed is approximately 22mx6m. To provide cost effective electricity a 6KW solar system is in place on the roof.

The property is fenced to three paddocks including the vineyard that was established in November 2009 which comprises 8ha. Varieties planted include; Pino Grigio 5.5ha, Chardonnay 2ha and Shiraz 0.5ha. Soils are grey to red granite over clay.

The vines run in a north west/southeast direction which is designed to capture optimum sunlight during the ripening period. Row spacing's are 3.3m which allows for air and light movement to encourage even fruit ripening. Vines are planted at 1.8m spacing's and the trellis system is vertical shoot positioning. Vines are pruned to six spurs and 2 buds on each cordon to produce a crop of approximately 12 tonne per hectare.

Picking usually starts mid-March. Chardonnay is typically a week before the Pinot Grigio. Up to 2016 the vineyard was hand picked. In 2017 the Chardonnay and Pinot Grigio was machine harvested. The Shiraz was hand picked and bottled for the cellar door only.

In 2017 the vineyard produced 30.7 tonnes Chardonnay and 111 tonnes of Pinot Grigio.

Vineyard plant and equipment in excellent condition will be included in the sale.
