36 Coolamon Road, Taroona TAS 7053

A gorgeous garden setting full of seasonal colour frames a spectacular River Derwent outlook for this 2 storey mock Georgian residence which enjoys an elevated position to fully capitalise on the views. The position, at the end of a quiet no through road is ideal if one seeks tranquility and an environmentally friendly connection with wildlife...a resident echidna, green parrots and the odd wallaby seek sanctuary in the comparatively protected landscape. Solar panels are discreet placed and do not spoil the facade.

The orientation is a lovely sunny north easterly aspect...the 'main event' however is the breathtaking water views across the Derwent to the Eastern Shore and the edge of Ralphs Bay.
Soft afternoon light permeating the interiors at the rear with level access from French doors to a paved courtyard, in addition to a terraced ornamental and kitchen garden, a lovely spot for dining alfresco.
The emphasis is on multiple living areas for entertaining and intimate spaces to be enjoyed by the owner depending on the mood and weather...a new addition, a fabulous sunroom/ conservatory allows one comfort year round to really to observe visiting wildlife, the garden and watery spectacle. More formal living flows seamlessly to a dining area and rear garden .

The kitchen is spacious and full of natural light with bench bar/ table dining. Cooling and heating ensures the house maintains an even temperature.
An attractive entrance hall and staircase is a nice feature. There is a bedroom/ study on the ground floor with at least 3 double bedrooms upstairs plus another office/ study.
The floorplan of course is entirely flexible and may be configured to suit individual requirements perhaps for more open plan living. There is a designated laundry, 3 toilets and 2 bathrooms, one of which is an ensuite for a very generously proportioned master bedroom which service the accommodation. The wonderful views from the upper level are even more apparent.
A double carport convenient to the rear entry and off street parking for 2 cars is a bonus with potential to increase the existing footprint and modify/ terrace the driveway and front garden to provide a general parking apron and turning circle.

Great storage throughout for this nineties abode set on an expansive 831 sqm allotment. Investors take note as a healthy rental return has been achieved recently with Airbnb also worth considering. A recent rental appraisal suggests would be in the vicinity of approximately $780 - $820 per week.
