“REDUCED YET AGAIN - LOW SET, LOW MAINTENANCE, DECENT YARD - SUBDIVISION POTENTIAL”
MOTIVATION for a sale is high here as can be seen by the second price reduction in a month. It's now time to step up and purchase before someone else does.
Three generations of one family have called 37 Hawthorne Street home. The back yard has been used as a mini golf course, a legendary local cricket pitch and has hosted parties under circus tents.
It's now time for someone else to make their own memories here.
The old timber cottage was replaced with a lovely GJ Gardner home nine years ago but the handy position is really the best part of this property - flood free, a short drive to schools, a walk to the gym and heated pool, just a skip to the shops and a friendly neighbours.
With backyard access down both sides of the home and a two-car enclosed garage makes the possibilities of a stand alone granny flat, dual occupancy or even subdivision would seem very doable (subject to council approval of course).
The tidy brick and tile home features a kitchen overlooking the valley (Musk Creek), an open plan living area and veranda which wraps around the front of the home.
All three bedrooms offer spacious built in wardrobes along with large windows to maximize the intake of light. The main bedroom has access to the veranda.
Storage is no problem with a large linen press located in the laundry. The home is making its debut to the market fully equipped with vertical blinds on all windows, a Hills Hoist and a water tank in the backyard.
Pest and building reports available upon request.
INVESTORS - Rental appraised for $320 per week.
MEMORIES OF 37 HAWTHORNE (FROM THE SON OF THE VENDORS)
Essentially the land has seen 3 generations of Evans' come and go and has been a much loved playground for a whole street of children who didn't have the same amount of space.
It was a large yard so as kids we built a golf course in the bottom part, we also built our own billycarts for races down the hill. The yard was so large mum actually bought a circus tent at an auction and we pitched it in the yard and held a twenty first birthday party in it.
Our cricket matches were legendary lasting from 4 pm to well after 8 as the twilight descended. One afternoon over twenty children and adults pitched in, taking turns to display their prowess with bat and ball. My younger brother Brett was so good with the bat he'd either have to retire or no one else would get a turn.
The yard is very fertile and my father Ron won many awards for his flowers at the Grafton show especially Chrysanthemums. We also ate some wonderful vegetables and dined royally on luscious mangoes. There are still three mango trees in the yard and a plum tree.
I remember Hawthorne Street changing from dirt to kerb and guttering and the bread man with his magnificent draught horse and cart. At the end of the street Tyson Street was part of the stock route and often hundreds of cattle would pour down the hill just along from where we lived as they were moved to the stockyards.
For investors, this property is ideal, with the capability to receive $300-$330 per week. Call Terry to book your inspection today.
