The fertile grey self-mulching and red loam soils of Avalon offer a productive base for grazing, cropping or fodder production, together with centre pivot irrigation. The parcel is mainly timbered with majestic river red gums showing the strength of the soil types.

Situated in the Currawarna district, 43 kilometres north west of Wagga Wagga via the sealed Old Narrandera Road, Avalon comprises 422 acres on multiple titles in the Wagga Wagga Council area.

In Autumn 2019 an area of 25 acres was sown to Kittyhawk wheat which was under sown with L56 Lucerne on the higher red loam soils. Of the dryland and irrigatable area, 360 acres early winter Spartacus barley was sown.

In recent years the vendor has cut hay from established Lucerne and rye whilst utilising the existing irrigation infrastructure. A beef operation including cows and calves together with trade cattle, has enabled the vendor to turn off progeny at 450kg in 11 months.

Avalon has been biologically managed since 2006; the approach includes building soil carbon and encouraging soil microbiology to unlock nutrients, while inputs have been sourced to balance nutrient ratios. These have included soft rock phosphate, infused with sulphur, boron humates and gypsum and lime applications. Foliar applications of kelp have been used to increase frost resistance and increase growth with the gibberellic acid component. This year 150kg soft rock phosphate was spread on 346* acres. Gypsum was also spread in 2019.

Avalon is watered from the Murrumbidgee river and has a stock and domestic riparian river right; plus, 10ML high security stock & domestic WAL and a 20ML Murrumbidgee general security WAL. There are 120 acres set up for irrigation from the Murrumbidgee with a southern cross pump. Underground six-inch PVC mains supply 3 concrete pivot pads of 40 acres each. One Upton Centre pivot waters the 3 pivot pads.

A Davey pump equipped with time of use meter on two-inch mains supplies a 90,000lt tank, seven troughs and the garden plus there are two dams.

A splendid billabong meanders east-west through the property from boundary to boundary, this billabong holds significant ground water in average to above average rainfall years. It has created a wildlife corridor rarely seen on a productive farm.

Well fenced to 7 main paddocks, there are steel cattle yards with concrete race, crush and loading ramp, with proximity to the sealed Old Narrandera road, another set of horse/cattle holding yards at the main shed infrastructure complex. Shedding is a standout feature and includes a high clearance, powered machinery shed with concrete floored workshop and ample steel benches. There are another two steel storage sheds, one powered.
