What's around Sutherland Road

Rural Property description

“Prime Mallee Cropping & Grazing Enterprise”

Nutrien Harcourts Mildura are pleased to offer for sale by Expressions of Interest, three separate and non-contingent prime broadacre cropping and grazing property assets located in the highly desirable and renowned Victorian eastern Mallee district of Chinkapook and Mittyack.

These family owned and operated farming assets are well presented and are prepared for the 2022 cropping season, with ongoing agronomic and dedicated farming practices.

The offering in three non-contingent parcels, include:

- Crown Allotment 66 & 66A Parish of Eureka, known as "Hicks", comprising approx. 235*ha (581*ac), frontage to Manangatang/Sea Lake Road and Sutherland Road, Chinkapook.

- Crown Allotment 51 & 51A Parish of Eureka, known as "Howley", comprising approx. 253* ha (625*ac), frontage to Manangatang/Sea Lake Road and Sutherland Road Chinkapook.

- Crown Allotment 12, 13, 13A Parish of Mittyack, known as "Upton's", comprising approx. 367*ha (907*ac) frontage to Upton, White and Larundel Roads, Mittyack.

All allotments are serviced with frontage to either a bitumen sealed or maintained all-weather gravel surfaced public road, allowing for the efficient movement of machinery in a safe manner.

The topography and soil types are typical of the immediate area and consisting of gently undulating deep red sandy Mallee loam soils with rises tendering in east/west direction, interspersed with areas of slightly heavier and level aspect red loam based soils.

A continuous cropping program has been in place with lupins and vetch crops planted to break the cereal cycles.

Ideally suited to a continuous winter cropping and hay production program, for wheat, barley, oats, vetch, lupins and canola crops in season.

The Bureau of Meteorology rainfall mapping indicates that the property aggregation is located within an area with an annual rainfall range of between 300mm and 400mm.

The Chinkapook, Mittyack and Manangatang district has long been renowned as a prime cereal cropping and mixed farming agricultural zone of the eastern Mallee district of Victoria.

Manangatang is centrally located in this region, servicing the cereal and livestock producers, located 140*km southeast of the major regional centre of Mildura, 80*km west of Swan Hill and 400*km north of Melbourne.

Combined, these features deliver a quality agricultural asset, offering a unique opportunity for new or existing industry groups or investors to enter this tightly held area.

Expression of Interest, first stage closing 1.00pm on 1st April 2022 (INSP)
