“*SOLD by Alexander Zadow, 'Your A to Z of real estate'*”

Superbly located in one of Adelaide's most desirable near city suburbs, this 1912 Bungalow oozes that warm and fuzzy feeling whilst combining character and charm with modern day creature comforts and luxuries. Renovated and architecturally extended with a heated fully tiled pool and spa with entertaining pavilion, excellent all weather outdoor living spaces amongst stunning gardens, 3 or 4 bedrooms, great storage and well connected indoor outdoor open plan family living.

Resting or Study ...
- large North facing main bedroom with walk in robe and ensuite

- bedrooms 2 & 3 are light and bright with built in robes
- home office has soundproofed privacy doors so it could be utilised as a 4th bedroom
- main bathroom enjoys a spa bath and funky new vanity

Entertaining and Relaxing ...
- formal sitting room with cosy gas log fire and wall a/con
- open plan family room with gas heater, split system r/cycle a/con, sandstone floor tiles, insulating blinds and walls of glass enjoying garden and pool outlooks
- French doors connect to the amazing architecturally designed steel constructed triple gabled verandah with hardwood recycled turpentine decking
- the pool pavilion, also architecturally designed, has full width stacker doors, insulation and ceiling fan and is a great retreat for the teenager or a comfortable spot for that next pool party and the adjacent insulated lined shed could be used as a studio or additional space.
- an adjoining pool pump room has a wc and sink, a great idea so no need for wet feet indoors when nature calls
- North facing front verandah is a private peaceful sitting spot with lovely garden outlooks

Feeding the Family ...
- 2 pac cabinetry, granite work tops and huge walk in pantry
- 1200mm stove with 5 burner gas cook top, electric oven and integrated Smeg dishwasher
- adjoining laundry is often used as a Butlers Pantry

The Great Outdoors ...
- newly installed vertical garden wall with soothing water feature in the style of the French vertical wall garden guru and botanist Patrick Blanc http://www.verticalgardenpatrickblanc.com/node/1386 ... there's also an impressive water feature pond in the front garden
- all stone paving is granite or sandstone
- fully automated zoned watering back and front
- well established low-water garden beds throughout the property to create lush relaxing outlooks from every angle
- plantings include apricot, lemon, nectarine and pineapple guava trees plus bird attracting plantings, Australian natives and specially selected rainforest plants
- hidden Japanese style garden

Pool time ...
- fully tiled and solar heated pool with a gas heated spa and swim jets
- glass fencing for safety and to highlight the views
- well connected to the pavilion and wc
- two tall insulated garden walls decrease noise in the pool and outdoor dining areas

Comfort, Security and Hip Pocket Savings ...
- 1.8kw solar system
- very solid original construction requires only moderate heating and cooling throughout the year
- insulated ceilings
- rainwater tank supplies drinking water
- security system, window and door locks

What a great Neighbourhood ...
- wide Jacaranda lined street, quiet and friendly
- zoned for Unley Primary and High Schools
- easy City and Hutt Street access by bike (5kms); walk (20 minutes); drive (5 mins) or catch the bus from the stop 200 metres away
- walk to Unley oval for a run with the dog or to watch your footy team or enjoy a leisurely walk along the Windsor Street Linear Park

We love our character homes and this one has been much loved by only 3 owners since it was built in 1912 ... and there's a lot to love, from the warm and cosy family friendly feel of the inviting interiors, to the enticing entertainment options of the outdoors.

Conveniently located on the doorstep to Unley Road, King William Road and nearby Hutt Street, each with cosmopolitan shopping and dining options, you can shop till you drop and eat till you explode. More localised shopping precincts at Fullarton, Unley and Mitcham take care of the everyday essential shopping needs too and various speciality requirements.

If it's comfort, quality and a little bit of resort living you seek, then here it is ... and for those seeking a home where everything is done with the hardest decision being who's coming to your housewarming party, then you must come see this Malvern marvel!

History ...
Andrew Brodie, a Scotsman, born in 1887, left Renfrew (near Glasgow) on a ship bound for Melbourne. His ship docked in Adelaide for the day, but he missed it's departure and decided to stay here in Adelaide. He married Dulcie in 1912 and they moved into brand new 45 Cremorne Street Malvern. Working as part of his father's furniture manufacturing business, he supplied to various retailers until 1930 when he decided to start his own business from home. By the mid 1930's he had become well known throughout the state supplying to suburban and country regions of South Australia, his hand made furniture made from imported timbers which arrived from all over the world. By 1942, timber supplies were low and Andrew Brodie was called up for the war effort where he worked on the building and repair of wooden aircraft frames at Parafield Airport. He died a young man at 56 but upon a trip back to Scotland in 1919, he told his family he was very happy living in South Australia and he would remain here permanently as he did ...

My top 5 ...
- location, location, location!
- gorgeous gardens, mainly natives and fruit producing
- really interesting rear verandah in the design of an angular warehouse roof
- larger than typical heated pool and spa
- a couple of living rooms inside and another out the back - a pavilion well connected to the pool
