KITCHEN

WINE CELLAR
The 1000 bottle underground cellar is located away from the house for good reason in an additional shed. There is no artificial cooling required and its average temperature over the year is approx. 14 degrees with average humidity of 60%
GARDEN
Ample water is a blessing in this increasingly unreliable weather. The house is serviced by town water but has its own septic system.
There is also a 10,000 litre rainwater tank plumbed to the pantry but not pressurised. Water for garden use can be pumped from various points on the property
Green stripe poly pipe both underground and above ground (moveable) runs from a single pump point. This is used to water the (ex) tennis court grass and gardens (pop up sprinklers), and all grassed areas to the north and east of the house. A three-inch transfer pump can be used to transfer water from this point to the main dam.
