Rural Property description

“Nimbins Historic Hensen Run”

Nimbin's local award winning agent, Uri Ross proudly presents 5 Hensen Road, Nimbin, an historic property in Nimbin Valley. This property, known as Hensen's Run, was established in 1903 and remained in the same family until around 1973. With its rich history, this hidden gem is a must-see for any discerning buyer.

Around 162 acres of forested and grazing land situated only five minutes from the village along a sealed road, in arguably one of Nimbin's most beautiful and picturesque valleys, is a great way to describe this piece of magic. Farming with 360-degree views, two beautiful waterways running through the centre, and three dominant ridges spread across this property which sits beneath Blue Knob in the Nightcap National Park, the entire eastern boundary is the Goolmangar Creek (approx. 556m), a permanent source of pristine water filtering down through the rocks from Sam's Gully further up the valley, with seasonal swimming holes and a pump and irrigation already in place.

Approximately half of the land is currently cleared and used for small scale grazing, with other areas containing a variety of native trees and shrubs, including eucalypts, wattles, old cedars, casuarinas, and dense pockets of rainforest species, all providing shade. The property is also home to a variety of wildlife, including wallabies, echidnas, lace monitors, seasonal monarch butterflies, and a wide variety of birds come and go throughout the changing seasons.
Just up the easily accessible driveway from the front entrance gate, you will find two council-approved 3-bedroom homes that are 92 meters apart. The homes are situated on a quiet road, with a lovely outlook over the surrounding hills and valleys.

There is an abundance of sheds available, from a large, lockable structure with a concrete floor, ample power outlets, multiple work benches, and plenty of storage shelving, to a 4-bay shed with 3 bays open and the 4th converted into a large fully lined office, and even the original old dairy bales and vat room, modified with stone walling and a large awning.

Additionally, there is a light-filled art studio with a stunning view and power, as well as a caravan under an awning with a paved area and nice outlook.

The property also boasts a beautiful and peaceful well-maintained garden, with a variety of citrus trees, macadamia nuts, mangos, guava, feijoa, tropical apple, mulberries, jaboticaba, and dragon fruit, as well as a chook yard and vegetable beds. Beautiful established flowering trees and the majestic old fig tree is a sight to behold. Furthermore, there are two rainwater tanks holding 44,000 litres, as well as two smaller tanks.

The "Hillview" farmhouse (approx. 175sqm) is a timeless timber structure, boasting a range of modern updates such as an updated kitchen and bathroom, ceiling fans, a walk-in closet, and a built-in wardrobe. The deck has been partially converted into a sleepout, yet the house still retains its original charm with polished timber flooring, a wood heater, wainscoting panels on the walls, high ceilings, and a traditional bullnose roof. From the wide verandas on two sides, one can enjoy the morning winter sun and the views of the surrounding area. The original two-room farm cottage, constructed from timbers milled on the property, is still part of the house, adding to its undeniable charm.
The second house is a charming, approximately 40-year-old abode (140sqm), is clad in hardiplank and features two original bedrooms, a sleepout, and two decks - a large back deck and a small breakfast deck overlooking a creek with glimpses of the Nimbin Rocks. The interior is carpeted and floored with floorboards, and a 5kw reverse cycle air conditioning system ensures a comfortable temperature all year round. The home has always been rented to tenants.
Mains power is connected to the houses and sheds, with the addition of a substantial 10kw solar system harnessing the energy of the sun's rays. The meter box is designed to be able to read each structure separately.
These farm buildings are situated on 5 acres of lush lawns and gardens right at the front entrance to the property, with breathtaking views of the surrounding area. The property is divided into several paddocks in need of some love and care, three spring-fed dam, pockets of rainforest, and stunning vistas. The tree-lined waterways help to reduce erosion, while the plateaus are free of trees and are currently being improved and used for agistment until 2024. The farm also features easy access to established cattle yards and a loading ramp. With its privacy and picturesque views, this farm is truly a sight to behold.
The farm has a rich history since it was first settled. Cedar was logged on the farm in the early days and a few large protected cedars still remain that weren’t felled. A flying fox was set up to haul timber down Lion Rock now known as Blue Knob. It was hauled into Lismore on the families two bullock teams, with up to 18 bullocks pulling each cart.
The remains of the old dairy still stands near the main house, where there were 8 milking stalls. The remains of a second dairy floor slab, are also found at the rear of the property, but the house near that one was moved elsewhere in Hensen’s Road. An old barn was built on the farm near the dairy, where the local community attended dances in the building, but this is now gone, however the property still attracts social gatherings.

The paddocks had been used to grow corn, pigs and farm share market gardens. Many workers have worked on the farm and an Indian farm worker who died of natural causes was cremated on a funeral pyre on the top ridge.

In the 1940’s a coal mine operated on the property, and a large coal bin sits near the chook yards still. The coal seam was 4 feet thick and was mined for two years and sold to Murwillumbah Power Station. The pulley from the coal mine was removed and installed on the trawler “Northern Lights” to haul up nets. The boat and pulley now lays on the ocean floor near Stradbroke Island. The coal was of poor quality and the mine ceased to operate. A large bushfire in 1969 lit the coal seam and smoke could be seen rising from the hill until 1974 when the large flood put out the embers.

The 5 children built houses in what is now Hensen’s Road where the larger property of 365 acres is now divided up. The other half and larger parcel of land with the original “Hillview” homestead that is for sale today, remains intact.

A large gathering of the original family was held on the creek some years ago, and many old stories, documents and photos are here in a handbook for the new owners who will become the next caretakers of this historic farm.

**The second house is tenanted & inspections require notice**
