Rainfall: 17 inches per year

Description of Country: A mixture of country - mostly gently undulating red loam soils flattening out on to grey self-mulching soils. Extensive seeding of Buffell grass in loamy hollows has seen the rewards with good stands established. Some areas of Neverfail & Wiregrasses on top of ridges running into red soil flats of established Buffel. Some Blue grass and Mitchell grass on grey soils. Salines and herbages prevalent in season. Selective areas have been pulled or thinned. A property map of assessable vegetation is in place.

Farming: The Dirranbandi district is recognised as a prime winter cropping area. Although there are no existing areas of established farming on Glendalough there are opportunities to develop suitable farming country.

Water Supply: A capped artesian trust bore is located on neighbouring Braemore Park, approximately 8 kms east of the house. It feeds a 50 mm poly pipe to a system of 5,000-gallon tanks and troughs. This bore services five properties in total. A bore agreement is in place. There are five earth dams to support the bore water system. They have all been recently cleaned out.

Cluster Fencing: Plans are in place for a new government funded exclusion fence to be erected along the Qld NSW border.

Fencing: Fencing is a feature on the property. All steel fencing with 2 barbs and 4 plain wires. Steel end assemblies and steel swinging gates. All fence lines have had vegetation cleared away.
There are eight grazing paddocks (800 - 2200 acres) and 3 holding paddocks. Approximately 30 kms of new ring lock fencing to secure holding paddocks.

Mining Agreement: There is one existing opal mining lease attached to Glendalough. This has proved mutually beneficial for the landholder and the lessee.

Structural improvements: Large timber 4-bedroom residence (in need of some maintenance), woolshed and sheep yards. Two sets of steel and portable steel cattle yards.

Carrying Capacity: Owners estimate 2,000 ewes and followers plus 200 breeding cows. Presently running 721 weaner/yearling cattle on agistment providing $17,069 + gst monthly income - if the new owner wanted to continue the agistment arrangement.

Comments: Glendalough is now into its 4th generation of ownership . The property was taken up in 1917 by the Stephens family. It is a quality grazing property - ranging from very productive open plain country to well grassed Buffel and ridge country. The present owners have traditionally run a mix of sheep and cattle. The stock water system is a feature and now with the established Buffel grass the property is a strong performer.
