“SPRING VALLEY FARM - SUSTAINABLE & REGENERATIVE - 3400 ACRES”

Spring Valley is located 24.5km south of the township of Casino in an area known as Mongogarie, situated on the far north coast of New South Wales.

The farm was originally four dairy farms but has been operating as a beef farm for almost a century. There are 1,387 hectares (3,428 acres) comprising of 18 titles with six dwelling opportunities, two houses and significant farm infrastructure.

The farm has 182ha (457 acres) of cleared creek flats, and the remainder of the property is light to heavily timbered foot-slopes and ridges. The owners have Local Land Services permission for the conservative thinning of a further 141 ha (350 acres) along the creek flats and adjacent foot-slopes, which will provide further grazing and an expansion of carrying capacity.

The property is a grass-fed beef cattle grazing operation which until recently supplied Red Wagyu/Angus directly to the consumer. The owners ran 150 x breeders and followers to 12 months; plus 120 x 12-24 month fattening young cattle, ie; equivalent to 250 breeders and followers forage consumption. At present there are approximately 100 breeders and followers on the property, 3 bulls and 20 steers, the herd downsized in 2019 ahead of the owners departure.

The property has been divided into 17 paddocks and 9 holding paddocks, all containing stock watering points. All paddocks have access to a lane-way system leading back to the 300 head cattle yard complex.

The steel cattle yards contain an Arrow vet crush and headbail, with Gallagher scales, EID reader and TWR-5 data collector attached, operated from a person safe area under cover in part of a newly constructed steel shed. The yards also contain a DPI approved spray race and adjacent to the outer yards are 6 holding paddocks.

Four sheds, 500 sq metres in total, provide workshop areas and storage for farm machinery, motor vehicles and equipment. Three of the sheds have power connected and in total the sheds have rain water tanks of approximately 55,000 litres.

The Mongogarie area receives around the 43 inches or 1,100mm of rainfall per year. There are 8 dams on the property, a well near the cattle yards, and a natural lagoon near the houses. The majority of the dams are spring fed and all dams provide gravity fed water to troughs in the paddocks. 5 paddocks also have access to Middle Creek.

Prominent pasture species on the grazing land include setaria, digitaria, carpet grass, kikuyu, phalaris, clovers, forbs and native grasses. Bio-fertilizer mineral additions and microbiology soil ameliorants have been applied in all paddocks. Pasture cropped oats, rye, clover, chicory and plantain are direct drilled in part of every paddock which fills the winter feed gap without disturbing summer pasture growth. Off-farm cattle feed is not introduced.

The main homestead is a three bedroom home built in the early 1900's. The home has ducted air conditioning, a separate lounge room and a formal dining area. The large verandahs have been enclosed providing further areas for a study/office, sun-room or extra bedrooms.

The second house on the property is about 100 metres from the main homestead and will be sold fully furnished. The home contains two bedrooms and a combined kitchen, dining, lounge area. The home would be ideal for accommodation for the extended family or you could operate the home as a farm stay or Bed & Breakfast enterprise.

Both homes have 6.6kw solar system and both are also connected to mains power.

A Private Native Forestry (PNF) approval provides the new owners with the ability to sustainably manage the harvesting of the significant timber resource contained on the property. the value of millable timber to the property owner over the next ten years estimated by North Coast Forest Management is $450,000.
