The sale of Yalandro represents a great opportunity to secure quality exposure to the dynamic agricultural industry with scale. The property comprises highly productive and versatile land being well pastured and treed. Currently running beef cattle and being well suited to sheep and cropping supported by the highest industry standard improvements including water system, fencing and laneway system, excellent pastures and cattle facilities. Yalandro is ready for immediate capacity stocking for a local build up purchaser or absentee owner requiring the benefit of constant water point surveillance and sound fencing.

LOCATION
Yalandro is ideally located centrally in the South East of South Australia being just 19km from Padthaway, 24km from Mundulla, 35km from Bordertown and 66km from the regional hub Naracoorte being the two major service centres for the district. Adelaide is approximately 280km to the North while Melbourne is approx. 500km to the east.

LAND
The property is located on the Swedes Flat which comprises an excellent balance of medium loam soils over clay with the occasional outcrop of red loam over limestone associated with more undulating land. These soils are naturally fertile versatile and highly productive, responding quickly to opening rains in the autumn while also providing an extended growing season while spring rains persist.

PASTURES
These duplex soils are sown to various improved pasture species including subclover, balansai clover and improved grasses along with annuals typical of the district. While currently the property is dedicated to beef cattle, previously sheep and crop have been produced. Under the current pasture phase the property enjoys very strong spring time growth and is readily suited to hay production.

FERTILISER & SOIL CONDITIONER
Pastures and crop have benefitted from the liberal applications of approx 120kg equivalent single super per annum along with lime applications which total approx 2.5 tonne per hectare.

STOCK WATER
Stock water is supplied from the high quality under ground aquifer by way of a Mono Sun - Sub 700 watt solar unit which tracks the sun and is rated at 101lt per minute. The submersible pump supplies 8 x 5000g poly tanks which are strategically placed around the property providing added water security. There is at least 2 concrete troughs in all paddocks except one, which has a single water point.
All piping is 50mm poly pipe which has been laid using a trenching machine. One of the key features of the property is that each combined tank and trough livestock water site comprises a camera which is solar powered. Each camera is directed at 1 trough and the associated tank providing live images and sound. This technology is enabled using WiFi and the Telstra network by way of an annual subscription. This system allows close monitoring of the whole of the livestock water supply remotely.

RAINFALL
Yalandro enjoys an annual average rainfall of approximately 500 to 550mm which is regarded as reliable.

FENCING
The property is fenced into 9 main paddocks being predominantly 6 line cyclone with 4 barbs using creosote treated pine posts. Nearly all the main fencing has been replaced in the past 10 years.
A central laneway system provides access to each paddock which leads to the yards located at Jones Road. The laneway system roadway has been formed with some limestone rubble surface.
The majority of the fencing comprises at least one electrified wire which receives its pulse from a solar powered energiser located at the central lane. Swinging field gates throughout.

PRODUCTION
Yalandro is currently dedicated to all self replacing beef herd producing weaner cattle for the annual Naracoorte calf sales. The property is equally well suited to prime lamb and wool production.
Cropping may be undertaken also

IMPROVEMENTS:
CATTLE YARDS
Improvements include recently constructed cattle yards featuring Norton main race, crush and loading ramp. The balance of the yards are constructed from timber and steel. The yards have water connected along with a rubble road access designed for B double trucks.

MACHINERY SHED
A near new Olympic 3 sided steel frame 20m x 10m shed is in place at the yard site. One section of the shed is 4 sided and lockable with a concrete floor.
