'Westmore' comprises approx. 2809 hectares (6940 acres) of high rainfall, developed pastures on the North West Coast of Tasmania in one of the best grass growing areas of the world.

'Westmore' is in excellent order and has four homes, including a director's residence with views along Marrawah's world renowned surf beach with all weather laneways, two sets of cattle yards, sheep yards, two machinery sheds/workshops, hay barns and excellent livestock watering systems are other features.
Well located, 1 ½ hours from Wynyard airport (1 hour flying to Melbourne), there is an export abattoir at Smithton only 35 minutes away. 'Westmore' has been supplying cattle for the 'Cape Grim' beef label for the past five years and their annual draft of weaners are well sought after by fatteners.
Situation:
'Westmore' is situated on the north west coast of Tasmania, around 50kms west of Smithton which is the main service town. 'Westmore' is 7km south of Marrawah on the sealed road to Arthur River Village and on the northern edge of the Tarkine Wilderness area. Nearby Arthur River offers excellent tourist facilities including commercial cruise boats catering for the wilderness experience. Marrawah is also noted for its spectacular coastline and great surf beaches.
Area:
2,809 hectares (6,940 acres). Unrestricted freehold, in seven titles, in addition there is a directors/owners residence located at Green Point, Marrawah on a separate title.

Director's residence: architect designed, fully renovated character home with 3/4 bedrooms, two bathrooms, separate from the main farm at Marrawah, with spectacular ocean and beach views and easy walking distance to Marrawah's main surf beach.

In recent times the vendors have commenced an extensive programme of game proof fencing the boundary of the property - approximately 23.5km has been completed and this has made a remarkable improvement in carrying capacity.

Livestock yards:
There are two excellent sets of cattle yards constructed of treated pine posts and sawn timber rails. The main yards include a concreted curved race with loading ramp, a covered work area, including cattle crush, Harrington bale head, weighing platform calf race and cradle, capacity approximately - 800 head (work 600), out station cattle yards, capacity approxroximately 300 (work 160) with handling race and loading ramp. Also a separate set of timber constructed sawn rail calving yards.

carrying capacity:
'Westmore' carries an excellent commercial herd, predominantly Angus with the property currently carrying around 1527 breeders (ptic) together with 585 replacement heifers (ptic), 1774 calves and 78 bulls. The capacity has been increased around 50 breeders per annum as new pasture has been improved and brought into production.
In the last ten years the owners have converted the herd from 100% Poll Hereford to approx. 80% Angus and Angus cross. Predominantly a spring calving herd, calves are sold as weaned calves in Smithton saleyards in March each year.

The vendors also have the option of carrying some calves over, on a weight gain basis for fatteners, cutting and selling fodder, agisting dairy replacement livestock, fattening lambs or agisting beef/cattle to manage the surplus of feed in the Spring/Summer period.

The cattle are available for sale to the purchaser, if required.

country:
An excellent balance of flats to rolling undulating and gentle sloping countryside. Remaining stands of timber include stringy-bark, ti-tree and some blackwood, offering excellent stock shade and shelter with approximately 2200 hectares (5436 acres) having been developed and sown to a variety of pastures comprising mainly of perennial ryegrasses, fescues and clovers. The balance of the property is remaining native timber, bush and approximately 60 hectares of plantation.

water:
'Westmore' is extremely well watered with an annual average rainfall of around 1200mm (48") per annum. The property has numerous dams (59) and approximately 120 troughs, including an estimated 100 ml irrigation dam (irrigation licence for 45ml) with a 47 kw electric irrigation pump and a 150mm underground main and a 1.8 kw electric mono pump with 50mm outlet providing reticulated water to nearby paddock troughs. There is a solar pump connected to an 80,000 litre tank that feeds through a 50mm pipeline into troughs on the eastern section of the property.
There is significant potential for further development of the irrigation on 'Westmore' with Tasmanian Irrigation proposing an irrigation scheme to deliver water through the property (the owners have expressed an interest in purchasing 2500 ml).

'Westmore' is a noted Tasmanian north west coastal holding, very well positioned with easy access to the airport. It has potential for further development including alternative use for prime lambs, dairying and seed potatoes as well as additional irrigation potential. Livestock produced on 'Westmore' are well sought after by both re-stockers, feedlotters and buyers from both Tasmania and mainland Victoria.
'Westmore' is situated within a 35 minute drive of a large export abattoir at Smithton and this property forms part of the 'Cape Grim' label for prime beef.
There is an overseas owned feedlot in Tasmania's midlands (approx. 3 hours away) which regularly sources calves, as well as Greenham and Swift abattoirs. Cattle are also shipped to Victoria on a daily basis.
Milk processing facilities are available in Smithton (Murray Goulbourn), Burnie (Lion) and Devonport (Fonterra). The excess in processing capacity, is drawing a major expansion in the dairy industry in Tasmania, with the nearby 'Woolnorth' recently announcing an intention to increase production by approximately 10,000 cows.
