3.Demolish the house and build the house of your dreams. Undeniably, this house offers one of the best outlooks on Liverpool Rd. It is in on the highest part of Liverpool Rd and has a superb panoramic view of the Murray River and Hindmarsh Island.

This was built as a holiday house around 1965. It has been in the same family since then. It has been neglected recently, especially on the outside. The structure is sound and can easily be upgraded. The inside is in good order.
The structure is timber framed that is still in very good condition. There are no white ant issues. The corrugated iron roof was replaced around 10 years ago and is still in very good condition.
The internal walls and ceilings are fibrous plaster ( a pre-cursor to Gyprock) and are mainly in good condition. The solid pine timber floors are in excellent condition. Most are covered with linoleum except for one bedroom. The underfloor is solid and stable being of jarrah construction. The septic system which is connected to the Council common effluent system has been replaced some time ago and is regularly emptied.

Things that would need to be done to enhance the property.

The exterior and carport are lined with asbestos. Whilst it is still in stable condition, there are a few examples where the joiners have broken. The exterior needs painting or the cladding could be replaced. The gutters are rusted away and the septic vent pipe needs replacing with PVC. Some of the taps are stiff, but simply need dismantling and lubricating. The timber windows need painting, but show virtually no weathering damage.
