Located just 8km east of Balmoral, Rocklands was first established as a property by Charles Sherratt and Alfred Betts in 1843. It was later sold to Robert Officer the Younger who subdivided the property in 1860 into Rocklands and Yat Nat.
The homestead (circa late 1920s) is of Californian Bungalow style comprising four bedrooms, two bathrooms, office, formal lounge, dining room, laundry and a large kitchen. Various storage areas and a large undeveloped attic room complete the homestead. The homestead sits on a rise overlooking the Glenelg river and has easy access to a private swimming hole complete with pontoon.
Many of the historic station outbuildings, which date back to the mid 1800s, are well preserved with most still in active use. The woolshed (circa 1950s) consists of 4 stands (3 equipped) and boasts a new set of steel bugle yards with undercover race and draft to assist with sheep management. A two bedroom cottage provides additional accommodation to that available at the homestead. A large 4 bay hay shed, a 20m x 8m machinery shed and large capacity circular timber cattleyards with crush round off the improvements.
Water security is provided by extensive frontage to the Glenelg River on two boundaries with stock and domestic pumping rights. The paddocks are watered either by a pressurized system form the river or by dams, seasonal creeks and springs.
Average rainfall 600mm
The majority of the fencing is principally pine posts with either ringlock or plain wire and is in excellent condition.
Pastures consist of phalaris, rye and clovers with some areas of native grasses.
Rocklands is well suited to a range of agricultural pursuits including wool and sheep meat production, cattle grazing and cropping.
The majority of the property is lightly timbered with the predominant species being red gum and yellow box.
