There aren't many of these left. Minta has been one of Berwick's most sought after addresses to build new since it opened and now the land is nearly gone.
This is one of the final opportunities to build something brand new in the estate, on a block that's already titled and ready to build on immediately.
The home is a double storey design made for a family that wants room to spread out. Four bedrooms upstairs, including a master suite that reads more like a private retreat than somewhere to sleep, with its own ensuite and robe space and retreat set well away from the rest of the house. Downstairs there's a dedicated study, which earns its keep whether one of you works from home a few days a week or the kids need somewhere to do homework that isn't the kitchen bench.
The back of the house is where it comes alive. A large family living and dining zone, big enough to host both sides of the family at Christmas, opens straight onto the alfresco for the half of the year everyone ends up outside anyway. The kitchen anchors it all, with a generous walk in pantry that keeps the bench clear and the mess out of sight when guests are over.
Everything is included and the price is locked. Turnkey means exactly that - flooring, window furnishings, landscaping, driveway, fencing, all of it done. You move in with nothing left to finish and no surprise invoices arriving mid build. For a lot of buyers that certainty is the whole appeal, you know the number going in and the number doesn't move.
Minta itself took out the UDIA's award for best residential land subdivision in Victoria in 2023 and it shows when you walk it. The estate is built around 22 hectares of lakes, wetlands and nature reserve, with walking and cycling paths running through it and parks like Hilltop (castle playground, climbing frames, outdoor gym) within pram pushing distance.
A new town centre is planned for the old Minta Farm site too, bringing a retail strip, more schools and thousands of local jobs over the next several years.
Then there's Berwick, which is the real reason families pay to be here. It sits a little over 40 kilometres south east of the city, close enough to commute but far enough to feel like its own place, with the heritage shopfronts and cafes of Berwick Village at one end and modern convenience everywhere else.
The schooling is a genuine drawcard. Nossal High School, an prestigious academically selective government school, is just up the road on the Federation University campus. St Margaret's Berwick Grammar, Beaconhills College, St Francis Xavier and Haileybury are all within easy reach for private options, alongside strong local primary schools and plenty of childcare. Families who care about where their kids are educated tend to find what they're after in this pocket.
The day to day is well sorted. Eden Rise Village and Berwick Marketplace cover the weekly shop, Westfield Fountain Gate is a short drive for the bigger run and a cinema, and Casey Hospital and St John of God are close by if you ever need them.
Berwick Station puts you on the Pakenham line into the city and the Monash Freeway is right there when you'd rather drive.
Wilson Botanic Park and the Dandenongs are near enough for a Sunday out without much planning.
This is a home for a family that's done the hard yards and wants the next move to be the right one. Room to grow into, a community that holds its value and a schooling line up worth staying put for.
The land is titled, the price is fixed and the build can start now.
With Minta close to selling out, homes like this one won't be on offer much longer.
