We have an opportunity here for a pre-construction sell off at Marion Bay Rise - big blocks of around 5,000 sqm- that's over 1 acre AND about 10 times the size of a big residential house block.

We recently did a pre-construction sell off at Mannum Waters for their Stage 6 - the buyers there had 18 months to settle - Some blocks were sold at $48k - they're worth around $90k now.
The waterfront were selling at $180-205K at settlement they were worth $340-350k.
Clearly these buyers have done very well by buying in the pre-construction phase.

Marion Bay Rise is ready to begin stage 3 - they need contracts to get the construction loan.

As you'd expect - developers need to borrow money to construct roads, trench and lay the services and build your block of land.

A subdivision of this size costs well and truly into the millions of dollars (especially considering the huge size of the blocks - each block is at least 5,000 sqm so they have so much more bitumen road frontage AND the trenching needs to go further)


To get the loan - the developers need to sell a minimum 15 allotments, with 10% deposit.

NOTE: Deposits start from $18,480 to the Best Block at $33,000.
Then - nothing to pay til September 2025!


Here's how it works -

• To get the loan approved from the bank - they want us to sell 20 blocks..

• All the construction plans need to be submitted to the Authorities and get approved ready for the Civil contractors (this will take many months!)

• Tenders go out to the Civil Contractors to quote for the work - and of course they're all very busy right now.

• Next they Start the construction and running the services

• Titles will hopefully be issued by September 2025 ready for your settlement.


GREAT NEWS FOR YOU - All you need to do to commit to an allotment is to put 10% deposit - then NOTHING MORE TO PAY TIL September 2025!

No repayments, no council rates, nothing til you settle in September 2025!

Your deposit is safe and secure in the solicitors trust account and incase the development doesn't go ahead - you'll get your deposit refunded.
