The property is located approximately 130 km south east of the Perth CBD, 10 km from Wandering and 24 km from Boddington and located within a very reliable 525 mm rainfall belt. Fertiliser applications show PH levels ranging for 5.0 to 6.0 with all paddocks having had limesand applied and approx 1700 tonnes applied over the last 7 years. Annually 12 units of P on the pastures and 17 units of P on the crops.
The land is primarily gently undulating medium loams, which are originally timbered with Floored Gum, Marri and Wandoo and have a strong granite influence throughout.

The high level of soil fertility has contributed to the extensive clover based pastures, which are considered excellent and are free of weeds.

The arable area is considered to be approx 2071 hectares with extra grazing along the watercourses.

Fencing is in excellent condition with large sections being newly constructed which subdivides internally into approx 33 paddocks in total including several small holding paddocks, and is serviced via an extensive lane-way system, which connects most paddocks to the main shearing complex. The owners have double fenced the main internal water course, which feeds internally into the upper reaches of the Hotham River which is also the Northern Boundary of the property.They have also embarked on tree planting programs on some small areas prone to water inundation.

Water supply is a highlight, and consists of some 42 dams, of which some are spring fed, and most have man-made catchments and are dispersed evenly throughout the property. There are several key dams which are serviced and supply water to the homestead and out buildings as well as several troughs around the sheds. Rainwater storage is good with most buildings connected to the numerous 50,000 litre storage tanks.
