Description of Land
Eight Mile comprises a mixture of country types. The eastern side of the property adjoins the Burdekin River. This section comprises gently undulating sandy loam country with the Burdekin River and adjoining cane farms forming the eastern boundary. The Area between the Ayr Dalbeg Road and the ranges comprises generally good, near level, grey black clay loam soils, timbered with Moreton Bay Ash, Gum, Burdekin Plum, Leichardt Tree and Coastal Messmate. The western side of this portion comprises of rougher hills and ranges which cattle work through the valleys.
The property is very well grassed with Seca and Verano, Eurochla. Other grasses include Indian Couch, spear Grass, other native varieties and small patches of Buffel.
Improvements
A low set 2 bedroom cottage, a 5,000 gallon water tank the homestead area is generally well presented with established lawns and gardens. The quarters are a 2 bedroom dwelling with kitchen, bathroom and open verandah area. Storage Shed Approx 119 square meters, 5 roller doors to the front and includes a 5,000 gallon poly water tank to the side of the shed. Waters
Eight Mile is well watered by 25km frontage to the Burdekin and Pink Lilly Lagoon. The Stock water is supplied by 9 Bores and numerous creek and waterholes.
Fencing
The property is fenced along the boundary with the exception of the southern boundary where a natural barrier is formed by range country. The boundary fencing generally comprises steel post and 2 barb wire construction. Internally the property is divided into a 7 paddocks. Fencing generally comprises 3 barb construction with the exception of forcing areas where 4 bard wire fencing is in place.
Future Farming
Eight Mile adjoins the existing Dalbeg Cane Farms and Channel System. There is an open channel directly from the Burdekin River which currently channels the irrigation requirements overflow into Pink Lilly Lagoon, which is located on the eastern boundary of Eight Mile. This water is delivered free of charge and can be used at the land owners discretion. As the Channel System is already in place and vast volumes of excess water run past the Channel intake, it could be possible to purchase guaranteed volumes of water and have them delivered by the system to Pink Lilly Lagoon on a daily basis.
The current title of Pastoral Holding allows for farming to be carried out, however a title change over time would be beneficial.
