“VERSATILE CATTLE COUNTRY”

Emohta represents a good example of a cattle or sheep breeding block with the ability to fatten progeny on oats in a safe rainfall area. The owner estimates that the property would comfortably run up to 400 breeding cows plus progeny or trade stock (or DSE equivalent)

Situation:

27kms south of Bingara via Upper Bingara Road, 43kms north of Barraba.

1,737.93 hectares (4,295 acres)

Country:

Generally gently undulating with some creek flats rising to low grazing hills and some higher timbered country. This then runs onto an open area of rolling land with rich chocolate to red basalt soil on the north-eastern side of the property which covers an area of app 400 ha. Soils over the remainder of the property vary from soft black to red self-mulching type with some trap country on the higher areas. Timber consists of mostly White Box, Apple Gum, Kurrajong, Broadleaf Ironbark and some Stringybark. At present 120ha is sown down to grazing oats which is being utilized by the weaner drop.

Water:

Some permanent springs and water holes on Gouran Creek and Quart Pot Creek; 32 dams, most recently constructed or desilted, 1 bore equipped with jet pump to 22,500 litre tank, 1 bore and electric submersible pump at the homestead to a 120,000 litre tank. These reticulate to 22 troughs through the property.

Rainfall:

800mm (32in) annual average.

Fencing:

Boundary is mostly netting or plain and barbed wire. Sub-divided into 22 main paddocks, mostly plain and barbed wire with some netting and ring lock, all in new or good stock proof condition. A lane-way connects the back of the property to the cattle yards running for app 4.5 kms.

Improvements:

Well presented 5 bedroom weatherboard home, modern kitchen, enclosed front and rear verandahs, breakfast room, dining/lounge, wood heater, polished floors, ensuite, separate bathroom and shower, 3 toilets, pergola, 3 vehicle carport, detached garden sheds, fowl yard, all set in established garden.
