LOCATION
Located approximately 50km south east of Mungindi and approximately 68km north west of Moree on the Moree Road.

RAINFALL
Approximately 525mm per annum with a slight summer dominance.

SOILS & TOPOGRAPHY
The land across the property is near level natural floodplain draining into the Carole Creek towards the southern boundary and naturally to the west. Soil types mainly soft friable black clay loams which are self mulching and with some alluvial influences. Original vegetation was myall with coolibah and black wattle.

About 378 hectares has been cleared, laser levelled and developed to irrigation. The remainder has been cleared and developed to dryland cultivation, and irrigation support land.

LAND CLASSIFICATION
Approximately 573 ha in total is developed and protected for flood irrigation in 6 fields.
Approximately 48 ha (Field 34) is developed but not protected.
Approximately 422.8 ha of cultivation and irrigation support land.

WATER SUPPLY
Domestic water comprises rainwater tanks and dam for house and sheds and it can be augmented from the river.

FENCING
Fencing is not so significant on what is basically an irrigation property. However, the road and boundaries are fenced where required.

IRRIGATION IMPROVEMENTS
Approximately 378 ha are developed for flood irrigation with water taken from Carole Creek.

The majority of the development has been renovated over recent years. It is in very good order and the layout is simple. Water is taken from the creek at the south eastern corner of the property via a chase from the creek. It is then pumped into the storage, or can be circulated. All fields have a tailwater return to the dam.

The development is in excellent condition and has had a lot of recent work done. Channels have been cleaned out and roads etc graded. It would look to rival the best kept development in the valley. The system looks simple and easy to operate.

Water can be transferred between properties.

WATER STORAGE
There are 2 storages that have a total capacity of approximately 2,450 ML and are well constructed.

"MEDGUN" PUMPS
26" Chinese mixed flow pump equipped with 6 cylinder John Deere motor of 220hp. Also includes a second Chinese pump with a PTO drive. This is obviously a back up unit. This installation is well constructed of concrete and steel with a roof over.

This installation pumps river water into the dam and also will return tailwater into the dam. It has a capacity of approximately 200 ML per day.

"ROCKLESS PARK" PUMPS
