Rural Property description

“Hollymount St George QLD”

4 ADJOINING PROPERTIES FOR SALE AS WHOLE OR IN BLOCKS

At over 34,000 ha of freehold, Hollymount is one of the largest farming aggregations in southern Queensland. It comprises the consolidation of the original Hollymount, Beltana, Iandra and West Haran holdings, South-east of St George.

The property has been extensively cleared with adequate timber retained for shelter and ecological refuge. The PMAVs for all four holdings have been locked in with the department.

Approximately 6,900 ha currently under cultivation, plus approximately 4,800 ha previously farmed and 5,800 ha with further development. The land is mainly fertile brigalow/belah soil with a history of high production. The current farming program incorporates a rotation of grain, legume and forage under minimum-till conditions to sustain soil health and fertility.

The existing livestock strategy is run 4,000 to 5,000 breeders on the grazing country with weaners going onto crop. Heifers are sold at 300 to 400 kg and steers at 400 to 500 kg, traditionally to Swifts for their Mungindi and Beef City feedlots.

The cattle paddocks are well watered via a pipeline reticulation from two flowing bores, one equipped bore and a pump station on the Moonie River. This reticulation is augmented by over thirty dams.

The seventy-five paddocks are connected to one of four yards by a series of laneways. The two recently built Thompson Longhorn yards can draft 1,700 head of cattle and have all-weather gravel access to shire roads.

The farming operation also provides silage and hay stocks to supplement the feed demands of the livestock enterprise.

The 4,192 ML water allocation from the Moonie River would enable the development of an irrigation enterprise on West Haran. The 480ML bore licence is approved for intensive animal use and would provide sufficient water for a major feedlot of 20,000 to 30,000 head capacity.

There is ample high quality housing for a full complement of permanent and casual staff. All infrastructure is very well maintained.

Hollymount presents an outstanding opportunity to purchase a large, efficient and profitable cattle and farming operation in south-east Queensland with ready access to domestic and export markets and further scope for development.
