Julatten Park is located on Euluma Creek Road Julatten, approximately 35 minutes from Mareeba and 25 minutes from Mossman.
Featuring large areas of good flat grazing areas however also has some hillier aspects and some heavily treed ridges. Devil Devil Creek forms the Eastern Boundary of the property.
Approximately 700 Acres of quality grazing land located in the pristine area of Julatten, this property has the potential for subdivision with current approvals in place for 13 rural residential lots on Lot 4 ranging in size from 2 ha to 30.1 Ha.
The property is currently leased, with the livestock lessee suggesting 80 head plus followers is around the top number for the property and which does not overtax it in the dry season.

There is also great diversity in trees with some areas of natives such as Box, Gum, Bloodwood, Grevillia, Casuarina and Ash to areas comprising Sclerophyll bordering on Rainforest. There is a large central area of native BlackBoy and Banksia with some Beefwood and Wattle.
Water is plentiful. The Julatten area boasts an impressive average rainfall of 1536mm or 60.47 inches.
There are 6 strategically placed dams on the property with a large dam centrally located on Block 3. This dam could easily be used for irrigation purposes and may have a capacity of around 150 megalitres. There is also frontage access to Devil Devil Creek on the Eastern Boundary of Lot 3.
There is an unequipped domestic bore sunk on Lot 3 near the machinery sheds.
Fencing is reasonably stock proof however could do with some internal paddock maintenance. Fencing to Euluma Creek Road frontage is relatively new. Access is by gravelled roads and pathways, a small spring fed creek requires crossing at the entrance of the property.
On Lot 3 there is a large, high ceiling steel framed machinery shed with no floor in fair to poor condition, with an adjoining timber framed shed. They are sufficient to house some large equipment from the weather.
