Unique opportunity to lease two quality farms only 16 kilometers apart located at north Cunderdin in the shires of Cunderdin and Wyalkatchem. They have been farmed by the same farmer for three years and are offered to the market for genuine reasons. They will be available for possession in January 2023.

'Kromana' is first class country, being mostly strong 'Salmon' gum country, mostly open paddocks and has been farmed in a pasture/lupin rotation. There are approximately 330 hectares in pasture or lupins this season.
The farm is located 25 kms north of Cunderdin on Cunderdin-Minnivale road and just 2 kilometers south of the Watercarrin grain receival bin. Scheme water is connected to the farm and supplies the farm buildings and boom-fill tanks but all livestock water is piped to paddocks via a reliable windmill in paddock 10 as well as back up form four freshwater dams.
There is in excess of 500 tonne of silo grain storage the majority of which a recently purchased sealed 'Moylan' silos. Granular fertiliser storage is approximately 120 tonne storage capacity as well as a 25000 litre liquid N tank, there is 45000 litres of boom-fill capacity connected to the scheme water and also included is a 3 stand shearing shed and yards. The owners will retain the use of the homestead and general purpose sheds.
'Avalon' has outstanding production potential with its open, easy working, gently undulating paddocks that are mostly medium in a range of loams to loam/clays. This farm is well known for its quality of soil type, open, clean paddocks and high production.
Approximately 16 kilometres east of 'Kromana', and 35km north from Cunderdin and 35 kilometres south of Wyalkatchem on Flowery Patch road on the border of the Wyalkatchem and Cunderdin shires. Water is supplied to the property via connection to the government scheme water system as well as a main freshwater dam.
Two 50000 litre liquid fertiliser tanks are included as well 75000 litres of boom-fill capacity connected to the scheme water plus over 300 tonne of silo grain storage which includes two 'as new' 2755 bushel 'Moylan' sealed silos. A real feature here is an approximately 1200 tonne, fully enclosed storage facility which is concreted and suitable for either fertiliser or grain. Further there is a 4 stand shearing shed and steel sheep yards.
Both farms have been farmed by the owners of ' Kromana' who for personal reasons are relinquishing their farming enterprise for now. Offers to lease either farms individually are welcomed as well as the entire offering as one.
