The larger title (20.5ha) is protected by a conservation covenant that has provisions for an access road and a 1ha domestic zone in which to clear vegetation, construct a home and undertake all the usual activities associated with residential use. The covenant also sensibly includes the ability to keep pet dogs, harvest domestic firewood and draw from natural water sources. The smaller title (0.5ha) is not part of the covenant and has none of its restrictions. Although on the southern slopes of Blue Hill, the property is situated above the fog-line on an elevated spur that provides all day sun year round.

CONSERVATION VALUES
The property has valuable context, having an unbroken connection to the wilderness of Southwest National Park 25 km NWand Wellington Park 3.5 km N through its border with Russell Ridge Conservation Area. Located at the top of the Bakers Creek catchment, it is covered by intact stringybark (Eucalyptus obliqua) and giant ash (Eucalyptus regnans) wet forest vegetation communities in excellent condition. There are numerous very large remnant old growth trees (>50m height), areas of large tree ferns (>3m height) and an area of sphagnum bog. The property provides high quality habitat for a number of threatened and endangered species including Tasmanian devil, spotted tail quoll, eastern quoll, Tasmanian wedge tail eagle, masked owl, grey goshawk and swift parrot.

Main access from Bakers Creek Rd is by a well maintained 2WD industrial forestry road constructed in 2003 but not used for purpose. This reaches within 240m of the bottom boundary of the property where the road reserve follows the path of a prior established access up to and along the SW boundary of the smaller title and terminates at the boundary of the larger title. There is 80m of good 4WD access after which some light clearing and re-forming works are required.

Shops, schools and community services are located in Huonville (15 mins) and Hobart CBD is 40 mins away.
