Once you log some timber, clear some scrub you will open up more grazing/growing area and be able to get enough timber off your own property to fence the boundary hopefully. If you get the right earthmovers in, you'll have this place looking completely different in a month.

You could build on the hill in a location to capture some beautiful big distant views and ocean breezes - the power is there waiting for you already!
