Lot 13 Tullymorgan Road, Ashby Heights NSW 2463
Having had the pleasure of calling this idyllic lifestyle property our’s for almost 10 years, the time has come for us to downsize.
Our lovely coastal retreat, located in Ashby Heights, only 20 minutes drive from the local town of Maclean on the Clarence River (IGA and SPAR supermarkets) and 30 minutes from the seaside resort of Yamba NSW (Coles and IGA supermarkets).
The property is 40 acres (16.08Ha) in size, being a mix of native bush, tall, graceful gums, iron bark trees and minimally selectively cleared grazing land for animals. With the aim of self-sufficiency and nurturing our land, no chemicals have been used on our property in the past 9 years.
Consisting of flood free, undulating country with good boundary fencing and internal fencing, divided into 5 paddocks and featuring 3 dams, (the largest dam being spring-fed, offering permanent water), there are two seasonal creeks.
Open tracks surround the boundary for easy access and maintenance and there is a set of timber stock yards situated by the roadside for direct access throughout the year in all weather conditions.
The property features a delightful, open-plan, light-filled, fully-insulated, (warm in winter and cool in summer) colourbond steel shed-home, comprising of 1 bedroom with en-suite (shower and septic toilet), kitchen (gas hot water system) and large open-plan dining/living area. Glass sliding doors at the front and double French doors at rear, lead out onto a covered deck area, allowing for a cooling flow through of air, and a Norseman wood heater for cooler evenings.
The patio features an outdoor, wood-fired oven with stove cooktop, for outdoor cooking, (stews or a roast or a cake), or for longer, slow cooking - which saves on gas.
A second 4-bay colourbond steel shed has 2 car lockup, plus a 14m x 7m (newly gyprock lined) open-plan room which is ready to be made into what suits your needs (granny flat, office, etc).
A “stand alone solar” system (48 volt battery bank and inverter) runs our whole household requirements, including our electronic equipment. A satellite connection allows ample connection to the internet, and mobile phone connection is secure.
Our massive 118,000 litre Tankworks metal rainwater tank supplies our household needs, plus there’s an extra 10,000 litre tank for extra use in the garden.
An easy-care garden has been established with ease of mowing with a ride-on mower. A large fenced vegetable patch (with fertile soil from our creek flats) has two producing mango trees. The yard has fruit trees such as lemon, mandarin, orange, pawpaw, fig, moringa and others, a herb garden and a chicken coop, plus there’s another colourbond workshed/storage shed with roller door.
This unique and lovely property is close to town and beach resorts, and gives the enjoyment of privacy, nature and country living.
