What's around Victor Harbor Road

Rural Property description

“Historic, productive and enchanting river property just 2.8km from Hayborough”

Corner of Dillon and Victor Harbor Rd Hindmarsh Valley.

Like the man who loved the shaver so much he bought the company, Young Bingham Hutchinson thought the land he was surveying in 1836 with Governor Hindmarsh so promising - the best he'd seen in the colony - that he rushed to buy it for himself. It was an inspired decision and it is only now, nearly 200 years and three generations later, that the family has decided to sell 91.8 hectares (226 acres) of this prime grazing and cropping land on the Hindmarsh River.

Nestled under the gaze of Mount Peeralilla and encircling hills, the property has direct access from the Victor Harbor road with further entry points from local roads. The gum-studded Hindmarsh River flows through the western side of the property, its bush setting providing not only woodland cattle grazing (over c76 acres) but a beautiful and idyllic counterpoint to the larger (c146 acres) part of the property, which is divided into four large, well fenced and easily worked paddocks varying from flat to gently undulating. The contrast between these two aspects of the property is part of the charm that - along with soils that range from sandy loams around the river to fertile loams on the flat - must have taken Hutchinson's eye.

The property has been leased for decades by local grazier Jim Schutz who has implemented a long-term pasture program as part of his overall operation. The country is light in parts and suitable for a variety of quality pastures for sheep and cattle. Oats were planted this year and when asked about the DSE rate Jim's stated;

This grazing land has some of the best loam soil in the region but it's hard to put a DSE rate on it due to being run as part of broader operations'.

While the current land use might readily continue, the bush section centred around the Hindmarsh River could suit a variety of applications to take advantage of its serene privacy and natural beauty. This might well be the spot to build your bush retreat with access from Waggon Road and enjoy the birdlife, native flora and the sound of water rushing towards the Southern Ocean: your own walking or mountain bike trails, bush camping sites, river swings and swimming holes. When you come to view the property definitely let your eyes and boots wander through this wonderful woodland.

With Victor Harbor and its comprehensive retail, hospitality, leisure and community services only a short drive away, your bush retreat is by no means isolated. An eye on long term possibilities might even consider this property to be the perfect 'land bank' for future expansion of the region's residential capacity (subject to all necessary zoning and other consents).

Water is no issue here, with supplies available from the Hindmarsh River and supplemented by mains water. Application can also be made to tap into existing reclaimed water points. Stock troughs service all paddocks (and the river supports cattle grazing).

Here is a property that offers many possibilities for a homestead, whether you wish to live off the land or create a bush retreat nonpariel and continue to lease out the paddocks. With imagination and vision, you could well do both.

In any event, here is a part of history that the discerning buyer should not let pass by.
