“'MYAMBA DOWNS'”

Just 6 years ago the Ayers Family purchased the iconic eastern portion of 'Myamba Downs', 15 km north of Salmon Gums and 125 km north of the thriving port of Esperance. In that short time, they have worked to maximise returns on Myamba, with a low cost and efficient broad acre cropping operation. The farm was run as a mixed operation but in the last 3 years has been cereals only with 30 percent under a chemical fallow. This is a turnkey operation that would suit local buyers or farmers from a different rainfall zone, looking to diversify and mitigate risk across their operations.

Mostly fenced to location boundaries, with a very serviceable 5 stand shearing shed and yards it is possible to return this property to a mixed farming operation. The farm is well cleared, large clean open paddocks, all adjoining locations and many with road frontage which make for very efficient machinery operation. The property also features very good large key dam and big catchment, providing excellent supply of good quality spray water along with house and garden. Stock water is supplied by a further 13 dams well positioned around the farm. Most of the dams where silt scooped in 2020.

Soil types are alkaline mainly sandy loams with clay bottoms that retain moisture well. Approximately 5000 tonne of gypsum has been applied recently. Phosphorus history is good with only maintenance rates needed.

There is a full complement of sheds along with a large machinery shed and with a comfortable brick & iron roof home which has been recently partly renovated. A sliding roof fertiliser shed plus 4 fixed silos are located on a separate location.

'Myamba Downs' has 15 locations allowing it to be sold as one or if preferred can be sold in smaller parcels which may suit buyers needs. This is a genuine sale due to the owners consolidating their landholdings outside the area.
