Rural Property description

“Historic COOMOOLOO - 9 titles - 385.25 Ha”

The historic COOMOOLOO is a magnificent holding of some 385.25 Hectares or 951.97 Acres of prime high rainfall grazing country on the beautiful Fleurieu Peninsula. The property has a wonderful blend of improved pastures, treed and fenced creek lines and remnant native trees including a stunning weeping red gum. The examples of good management are evident everywhere with lush pastures of clovers, medics and rye grass, outstanding fencing and a property plan that works with the natural attributes of the property. Extensive tree plantings and fencing show the knowledge and attention to detail of the current custodians of this land. All gates swing and gravelled gate ways and creek crossings are further signs of the outstanding management of this property. Containing soils of heavy loams, Biscay and sandy loams soils the property the property also has a history of heavy hay cuts and production offering a further production arm and stream. The property is designed for stock movement from the paddocks via a lane system to the shearing shed, sheep yards and also the cattle yard which provides an all weather loading capacity. The hayshed also has easy access to this system. The property is well served with a good water supply. The average annual rainfall is approximately 26 to 28 inches. A windmill on a well on the southern side pumps water to two dams and holding tanks and water gravitates to troughs. A solar pump installed in 2011 on a 1200kL dam in the central creeks pumps water to a header tanks and gravitates to troughs. A 2.5 ML dam, with an electric pressure pump on the northern boundary, pumps water to surrounding paddocks. There are also dams in most paddocks and all dams have been cleaned out during the last five years. Bald Hills is positioned between Yankalilla and Inman Valley districts and has easy access to the tourist and shopping Mecca of Victor Harbor, Yankalilla and the beautiful beaches of Normanville, Carrickalinga and all that is on offer on this most stunning southern Fleurieu Peninsula. This area has a true Mediterranean climate of cool wet winters and warm dry summers. Being so close to the sea the property does not receive the weather extremes that even Adelaide receives. Minimum and maximum temperatures are more moderate than most of South Australia. Coomooloo is approximately 12 km from both Yankalilla and Inman Valley. The gently undulating hills of Coomooloo offer many stunning rural views also taking in the Yankalilla Bay and Gulf St Vincent. The Coomooloo homestead is a lovely classic homestead of generous proportions and is set in established gardens. The home was built in 1959. The 4 bedroom home contains the fixtures and fittings of the time. The Lush family were original settlers to the Inman Valley district taking their first land holding in 1843 and first took stewardship of Coomooloo in 1938. Coomooloo and the other properties making up Coomooloo had been settled in the 1840s and was one of the earlier areas of the state to be settled. With the hills being naturally clear of timber it made the work of the early settlers much easier than most of South Australia, hence the name Bald Hills. Coomooloo today contains 5 ruins and their gardens confirming those early settlers (original trees including pear and bitter almond are still producing today). The late Laurie Lush and Doris Lush maintained the largest Corriedale stud in the Southern Hemisphere based at Coomooloo and exported stud sheep to all parts of Australia and many parts of the world. Currently shearing in excess of 2000 sheep Coomooloo has positioned itself as a rare find on the Fleurieu Peninsula today. Coomooloo has created a reputation for production of prime lambs with annual sales to the most discerning of buyers.Property Code: 159
