This is a very unique opportunity to purchase a small holding, 'Meadowcroft', at North Cunderdin with the successful purchasers having first refusal on the adjoining 676 hectares, 'Moyston', for a 3 year lease.
'Meadowcroft' is first class country, being mostly strong 'Salmon' gum country that is set high in the surrounding landscape. The three paddocks are open and easy to cultivate and have been farmed in a pasture rotation with a solid stand of clover/medic showing now.
The farm is located 16 kms north of Cunderdin on Coaling road and comprises five Avon locations with frontage to the sealed Cunderdin-Minnivale road. Scheme water is connected to the farm via two meters, a recent bore has been 'sleeved' but is yet untested and a freshwater dam. The fencing includes a large portion that is very recent and is in very good stockproof condition.
Farm improvements include a 45000 litres of boom-fill capacity as well as a 25000 litre liquid nitrogen storage tank. Older style general purpose sheds include two approximate 18m x 9m steel frame and iron sheds, on with a 9m x 6m fertiliser storage area with concrete floor and an old shearing shed renovated to act as a workshop. A typical fertiliser regime is approximately 50kg/ha of 'Crop builder 18' or where necessary a 70/30 mix of 'Crop builder 18' and Muriate of Potash. Nitrogen is supplied in both liquid and granular form which typically supplies 65 units of N. There has been approximately 350 tonne of lime-sand top-dressed in the 4 years.
