Country
The country is principally level to gently undulating and north facing. Soils are mainly red and grey loams. There is a ridge running along the southern boundary of the property that is moderately timbered, with the remainder cleared leaving shelter trees.
Fencing
The boundary fences are all either new or sound and stockproof. There is approximately 7.5km of new fencing. The property is subdivided into thirteen main paddocks.
Pasture development
Currently there is approximately 43 hectares, or 106 acres, sown to Lucerne. In 2005 there was approximately 200 tonnes of Sydney Water bio-solids applied to the property, and in 2008 280 cubic metres of chook manure was applied. Soils tests have been conducted over the property which are available to prospective purchasers. It is estimated approximately 250 hectares, or 620 acres could be farmed.
Water
A feature of the property is connection to the Merrygoen town water supply. The supply pipe, which draws from the Castlereagh River, bisects the property and there is a meter allowing the owner of Mount Beni to draw water for stock and domestic purposes. This costs the current owner approximately $500 per annum. In addition, there are eighteen dams, many of which have been recently cleaned out.
House
There is a comfortable three bedroom weatherboard and fibro cottage with an iron roof. Productivity
