- Nulla Nulla and Noola are both adjoining iconic pastoral holdings and combined are situated on the north and western side of Lake Victoria (no frontage) in the lower south-western division of New South Wales.

- Internal water infrastructure comprises of numerous concrete/poly water receiving tanks which are inter-connected with a pipeline network generally delivering to a mix of fibrolite & concrete troughs. Various size ground earth tanks are scattered around the holdings, some of which have had recent catchment earthworks completed.
- Nulla Nulla and Noola water supply has historically been sourced from a combination of ground tanks and a pipe line leading from Lake Victoria. The existing water infrastructure (pipes, pumps and motors) that once formed part of a water supply sourced directly from Lake Victoria will not pass with the sale of Nulla Nulla or Noola. No water licences are offered with the sale. Prospective buyers are required to conduct their own due diligence and investigations through Water N.S.W. (Water Management Act 2000) in regard to Works Approval (W.A) and Water Access Licensing (W.A.L).
- Boundary fencing is generally a combination of good steel and timber post support and is considered stock proof condition for merino sheep. Internal fencing, in areas requires maintenance or replacing however there are some exceptions with improved division fencing. Older fence lines comprise four-six plain wires and a top barb wire construction or older style netting wire.
