What's around Palmer

Rural Property description

“‘Kitticoola’”

Breathtaking 360 degree views which the current owner likens to the Flinders Ranges. This private and tranquil lifestyle property, on 380 acres, is a hidden oasis.

Private Mine No. 53 is attached to this property and is included in the price of the property.

Location
Located just outside Palmer, which has the local General Store, Hotel and Primary School and a High School bus pickup. Medical facilities at Mannum, Mount Pleasant, Birdwood and Murray Bridge. Within twenty minutes of Mannum and the River, Mount Pleasant and Birdwood, thirty minutes to the Barossa Valley and Murray Bridge, forty-five minutes to Langhorne Creek, Strathalbyn, Mt Barker and just sixty minutes to SE Freeway Adelaide toll gate, Tea Tree Plaza, Salisbury, Elizabeth or Gawler.

Land
A unique 380 acre lifestyle holding. The entrance road makes its way down through a picturesque setting to the historic 'Kitticoola' settlement. The majority of this property is formed into an amphitheatre of hills which creates a magnificent picturesque landscape. The valley is an oasis with many ideal picnic spots including several water holes. Three creeks meet on the property to form Reedy Creek which flows to the Lower Murray. You'll marvel at the many majestic Red Gums and Yakkas throughout the property. Step back in time and ponder on what life was like as you enjoy the spectacular historic landmarks. Fenced into five paddocks, including 70 acres of slightly undulating productive land (currently cropped to Barley-ongoing share farming arrangement), 300 tree Olive Grove with irrigation drippers with the balance of approximately 300 acres to grazing.

Residence
The original four roomed, stone cottage was built in the 1850's and was the mine manager's residence. It overlooks the property and has 360 degree views. In the 1920's, the rear of the residence was built and the new roof shape was applied. The home features ornate ceilings in the lounge and through the hall, there are four fireplaces throughout the home and those in a front bedroom, the lounge and the kitchen have mantles. A slow combustion stove is installed within the kitchen fireplace with heat exchange to the lounge. In recent years, the residence has been re-roofed and has had installed a new farm house kitchen with stainless steel electric wall oven and ceramic cook-top. The sunroom extension at the rear of the home adds an extra living area in which to relax and enjoy the beauty that surrounds. National Broadband Network internet connection is in place. With a solar system installed to assist with electricity costs, wood from the property used for the heating of the home and Level 4 insulation in the roof, running costs are kept to a minimum.

Improvements
A renovated stone workshop stands close to the residence. There is a water licence for the several wells (concrete lined) and for the water course. Approx 80,000 litres of water storage. There are many stone buildings on the property, including a three roomed cottage with a lean to, that has power connected and could be converted into a B&B guest accommodation (subject to council consent). There is an old shearing shed, an army hut and the old stone ruins of the 'Campbell Arms' hotel and the old local store.

Private Mine 53
In 1845 the company Great Wheal Orford commenced mining Gold and Copper in the area and the mines were worked intermittently until 1974 with the name changing from Tungkillo Mines to Reedy Creek, New Reedy Creek and finally, Kitticoola Mines. Mine #53 has a current exploration and mining agreement.

Summary
An outstanding opportunity to own a magnificent lifestyle property within an historic and picturesque setting. Delight in the seclusion of this hidden paradise.
