'Rawleigh Downs' is mostly open, soft medium soils tending towards heavy with the creek/wet areas fenced and revegetated with plenty of sheep feed. The farm has been in a crop rotation without any livestock for a number of years and is presented in a condition that is a credit to our sellers.

It is situated approximately 15 kms south from Shackleton and 45 kms north west from Corrigin with the 'Old Beverley road' on its southern boundary. It currently comprises two Avon locations but a subdivision that is underway will result in a re-alignment of boundaries and see the current owners retain 4 hectares with the home and sheds, leaving approximately 474 indicated as arable.

The farm features an excellent supply of fresh water from two wells, one equipped with a windmill and one with a solar pump, both distributing water across the farm. In addition, there are two dams. Fencing is considered to be in stockproof condition, being mostly steel post and fabricated wire construction with six paddocks on the farm.

The new owners will benefit from the 296 hectares that has been left to chemical fallow in readiness for the 2020 season. The ameliorant history is comprehensive and recent top and sub soil tests from 2018 show productive pH levels. The 'grey clay' areas have also been spread with 3 tonne/hectare of Gypsum.

Typically cropping compounds have been used applying 7 to 10 units/hectare of phosphorus as well as trace elements with nitrogen applied as per the season.
