South Merton is a 552.35 ha mixed farming operation located on Glengerra Road, from the sealed Obley Road,16.6 km south of Dubbo. This block would lend itself to a variety of enterprises whether that is livestock or cropping production due to its reliability, profitability and fertility.

Until recently the property had been leased as an artificial breeding centre for sheep and has excellent livestock facilities and office complex.

Topography is mainly flat, slightly undulating along the creek with majority arable and has a mix of soil types ranging from heavy chocolate loam to red loam. There is plenty of shelter belts along the creek and several tree lines that have been planted.

South Merton is very well watered with approx. 7.6km of frontage to the Hyandra and Wambangalang creeks, which have permanent water. A stock water supply is by bore that is piped throughout the property that services 32 troughs and supported a 20,000 gallon tank for water storage. A second 20,000 gallon tank contains fresh water for the property also. Rainfall is an average of 600mm with Summer and Winter pattern.

The property has been fenced strategically, utilising the natural layout of the land to maximise the efficiency of the paddocks, whilst maintain pasture longevity with the use of electric fence cell grazing. A laneway system has been set up for ease of management for livestock and the boundary fencing is hinge joint and netting, while the internal fences are a mix of hinge joint, plain/barb wire.

There is 30 main paddocks with an additional 8 smaller paddock for a Containment area near the main shed. A second containment area has 5 paddocks, separate water supply including storage water tank and is located near the Hyandra Creek.

There has been pasture improvement carried out over the years and there is currently with 98 ha sown to Premier Digit, 30 ha winter pasture phalaris, fescue and rye grass, 82ha mix of Lucerne and winter pasture, 25ha Lucerne. the balance of the pasture is native.

Improvements include: 2 stand electric wool shed, cool room 12ftx 8ft, kitchen facilities, bathroom, second toilet, cattle yards with Bullock master crush and overhead roof , sheep yards, additional sheds and silos. There is a skillion that covers the prattley sheep yards and the area that was used for housing the stud sheep.
South Merton's size and proximity to Dubbo's livestock selling centre would mean it would be perfect block for either a breeding, trading or fattening enterprise.
